FROM:
SUBJECT:
WILLIAM A. HUSTON, EXECUTIVE DIRECTOR
COMMUNITY DEVELOPMENT DEPARTMENT
PROPERTY ACQUISITION - YOUTH CENTER
RECOMMENDATION
It is recommended that the Redevelopment Agency authorize the
Executive Director to negotiate an architectural services agreement
and authorize execution of said architectural agreement in an
amount'not to exceed $50,000 for the anticipated Youth Center at
14772 Newport Avenue.
FISCAL IMPACT
it is anticipated that the Redevelopment Agency costs for
architectural services would not exceed $50,000.
BACKGROUND AND DISCUSSION
The City Council at a regular meeting on December 22, 1994,
authorized staff to proceed with appraisal work for the property at
14722 Newport Avenue for development of a combined youth center and
Taffy/Head Start facility. Title work has been ordered and the
appraisal process is expected to be completed in mid-March, 1995.
To expedite planning for renovation of the existing building,
Agency staff would recommend that the Agency authorize
architectural services for preliminary space planning, design
development, preparation of rehabilitation estimates and
preparation of site and tenant improvement plans.. It would be the
Agency's intention to ultimately share these costs with the Head
Start/Taffy programs. It is estimated that costs for architectural
services would-not exceed $50,000.
A draft tentative schedule for possible property acquisition,
design and construction is attached as information.
