REVIEW 2015-021
BACKGROUND
Conditional Use Permit (CUP) 2015-26 and Design Review (DR) 2015-021 was a project that
proposed the conversion of an existing temporary modular building to a permanent building at
St. Cecilia Church located at 1301 Sycamore Avenue.
On January 26, 2016, the Planning Commission held a noticed public hearing and continued
the item to the February 23, 2016, Planning Commission meeting to provide time for the
applicant to prepare revised elevation drawings incorporating various architectural
enhancements. However, on February 16, 2016, the applicant submitted a written request
(attached) to withdraw the application for CUP 2015-26 and DR 2015-021. The February 23,
2016, Planning Commission meeting was subsequently cancelled, so it is requested that the
Planning Commission consider the applicant's request at this time.
Given the withdrawal of the CUP and DR application and the expiration of the extension for
the use of the temporary building, the applicant will be required to demolish or remove the
temporary building by April 1, 2016.
RECOMMENDATION
That the Planning Commission:
1) Receive and file the applicant's letter to withdraw CUP 2015-26 and DR 2015-021 for
the conversion of an existing temporary building to a permanent building at 1301
Sycamore Avenue; and
2) Remove the item from consideration as requested by the applicant.

Re: Modular CUP 2015-26 St. Cecilia Church
Dear Mr. Reekstin,
I am grateful to you and to the Planning Commission for the opportunity to discuss the conditions of
approval regarding CUP 2015-26 on January 26th and your subsequent meetings and discussions with
our Architect, Aric Gless.
We have reassessed the project in context of the needed code upgrades, renovation upgrades, and
architectural requirement and the needs of the parish and school. We have concluded that it would be in
our best interest to build a new building. As a result we are withdrawing the subject CUP application.
Currently we are obtaining bids to demolish or remove the existing modular. Once the bids are received
and a contractor selected we will be requesting a demolition permit from the City. We will work with
City staff to establish a schedule for the removal of the structure.
We have begun the process of developing a new master plan for our campus that will include a
replacement structure for the modular that will be removed. We look forward to working with the City
staff on our new building project and look for their direction and guidance to help expedite the approval
process.
