It is recommended that the City Council approve Final Tract Map
14188 by the adoption of Resolution No. 91-50, as submitted or
revised.
BACKGROUND AND SUMMARY
The Planning Commission at its meeting of April 8 , 1991 recommended
to the City Council approval of Final Map 14188. The proposed
subdivision will create 57 house lots and four landscape lots to
allow construction of 57 single-family detached units at an overall
density of 2.97 dwelling units per acre. The City Council approved
the Tentative Tract map for the project at a meeting on June 18,
1990.
The subject site is bordered by Township Drive to the east, Lot 4
of Tract 12870 to the south, Lot 26 of Tract 13627 to the north and
unincorporated residential properties to the west.
CONCLUSION
The Vesting Tentative Map approved for this project included
various conditions of approval which required adjustments to the
map. All of the required revisions are reflected upon the Final
Map and the required conditions of approval have been met. It has
been determined that the Final Map is in conformance with the
Vesting Tentative Map approval, requirements of the East Tustin
Specific Plan, Development Agreement, the City's Subdivision Code,
the East Tustin EIR and the State Subdivision Map Act. Based upon
the conformance, it is recommended that the City Council adopt
Resolution No. 91-50, approving Final Map 14188.

A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF TUSTIN APPROVING FINAL
TRACT MAP NO. 14188
The City Council of the City of Tustin does hereby
resolve as follows:
I. The City Council finds and determines as follows:
A. That Final Tract Map No. 14188 has been
submitted by Standard Pacific, L.P. to
subdivide 19.162 acres into 57 numbered and
four ( 4 ) lettered lots for single-family
development.
B. That a Public Hearing was held by the Planning
Commission on May 29, 1990. At that hearing,
the Planning Commission recommended approval
of Vesting Tentative Tract Map 14188 to the
City Council. Subsequently, the City Council
approved Vesting Tentative Tract Map 14188 on
June 18, 1990.
C. That the Planning Commission at its meeting of
April 8, 1991,. recommended to the City Council
approval of Final Tract Map 14188.
D. That the proposed subdivision is in
conformance with the Tustin Area General Plan,
adopted East Tustin Specific Plan, Development
Agreement and Subdivision Map Act as it
pertains to the development of single-family
dwellings.
E. The 0.7182 acres of parkland required for this
development was previously dedicated with
recordation of Tract 12870.
F. That the City has reviewed the status of the
School Facilities Agreement between the Irvine
Company and the Tustin Unified School
District, the East Tustin Specific Plan, EIR
85-2, the impacts of Vesting Tentative Tract
14188 on School District facilities, and
reviewed changes in State law, and finds and
determines that the impacts on School District
facilities by approval of this map are
adequately addressed.
G. That the site is physically suitable for the
type of development proposed.
