SUBJECT: LAMBERT SCHOOL LEASE RENEWAL

Recommendation
To renew the lease with the Tustin Unified School District for the use of Lambert
School for a period of one year commencing February 1, 1989, and ending January 31,
1990, and authorize the Mayor to execute same.

This year's 'lease fee reflects a nominal increase of 5 percent to cover current and
anticipated costs of maintenance for the building. Sufficient revenue is generated
by City fee and charge programs based at Lambert School to cover the lease fee of
$21,060. '

At the January 3, 1989 meeting of the Board of Education, the Board of Education
approved the extension of the lease of Building C at Lambert to the City of Tustin
· for the period of February 1, 1989 through January 31, 1990. The possibility of
relocating Tustin High School classes from the main campus to Lambert School still
exists due to the I-5 expansion. In that case, the District may terminate the
lease prior to January 31, 1990, with at least six months written notice as
provided for in the lease agreement.
Since 1979 the City has leased approximately 6,000 square feet in classroom space
from the Tustin Unified School District. The Lambert School. houses numerous
recreation classes for children and adults, a Tiny Tot program, Day Camp programs
an'd provides occassional meeting space or practice facilities for many other
community programs.
The Parks and Recreation Commission has decided to research the replacement of
Lambert School as a priority goal for 1989/90. In order to insure the continuance
of programs, alternatives must be identified.
Over 3,000 participants were involved in recreation activites and classes during
1988, generating sufficient revenue to cover the cost of the lease. As a part of
the agreement the School District provides maintenance, repairs and utilities. The
annual lease is a cost effective way of providing Community Services programs.
Lambert School has become a very valuable and ne. cessary recreation facility. Until
City-owned facilities are built or acquired the renewal of this lease is essential
for the City to maintain the high level of service provided to the Community.

Re: Lambert Lease Exten'sion
Dear Susan,
At the meeting of January 3, 1989, the Board of EduCation approved extension
of the lease of Building "C, at Lambert School to the City of Tustin, for
the period of February 1, 1989 through January 31, 1990. A nominal increase
in the monthly rental is in61uded in order to cover current and anticipated
cost increases for the ensuing year. The new rental amount is $1,755 per
month.
Please note that the possibility of relocating' Tustin- High School classes
from the main .campus to Lambert School exists due to the I-5 expansion.
In that case, we may terminate the lease prior to January 31, 1990 with
six months written notice as provided for in the lease agreement.
Enclosed are two signed Amendment #6 pages for 'the extension. Please~return
one executed copy when the lease'extension has been approved by the City.

AMENDMENT NUMBER 6
. This Amendment to the .Lease is ~made and entered into as of
the 3rd day. of January, 1989,' between'the Tustin Unified School
District (hereinafter designated as "LESSOR") and the City of
Tustin (hereinafter designated as "LESSEE").

WITNESSETH :
WHEREAS, LESSOR and LESSEE have previously entered into a
Lease for the following:
The premises and building thereon known as Building C
of the C. E. Lambert School, located at 1151 San Juan
Street, Tustin, California.
AND WHEREAS, the parties hereto desire to amend said Lease.
NOW THEREFORE, parties agree as follows:
1. The term of the Lease is hereby extended by a period of
one (1) year commencing on ~ebruary 1, 1989, and terminating
January 31, '1990.
2. The monthly rental for such period shall be at the rate
of $1,755 (ONE THOUSAND SEVEN HUNDRED FIFTY FIVE) and shall be
payable quarterly in advance.
3. All other provisions of the existing Lease are continued
on the terms and conditions thereof.
IN WITNESS WHEREOF, the LESSOR has caused this Lease to be
executed by its duly authorized officer and the LESSEE has caused
this Lease to be executed by having its name affixed by its duly
authorized officer(s).
