THE TUSTIN MARKET PLACE, A MIXED USE COfIqERCIAL DEVELOPMENT, IN
ADDXTION TO MAKING CERTAIN RTGHT-OF-WAY DEDICATIONS TO THE CITY

It is recommended that the City Council approve Final Tract Map 13557 by
adopting Resol'ution No. 89-51 as submitted or revised.
BACKGROUND:
On February 1, 1988, the City Council adopted Resolution No. 2465, for the
subdivision of a + 129 acre parcel into 28 numbered and two (2) lettered lots
for the purpose o~r developing the Tustin Market Place, a mixed use commerical
center consisting of approximately 717,000 square feet of retail space, 55,000
square feet of restaurant/fast food space and a 1500 seat movie theatre
complex. The tentative map was subsequently amended on Sep.tember 6, 1989 and
again on March 6, 1989. On April 24, 1989, the Planning Commission adopted
City Counctl Report ' .

Resolution No. 2597 recommending approval of Final Map 13557 to the City'
Council. The proposed Final Map is only a portion of approved Vesting Tentative
Map 13274; the Subdivision Map Act permits filing of phased final m~ps on lots
which conform with the original tentative map.
The project site includes a 40.949 acre area proposed to be subdivided, to
accommodate seven ' (7) numbered lots and one (1) lettered .lot. Exterior
boundaries of the Final Map are Bryan Avenue to the north, E1 Camino Real to the
south, Jamboree Road to the east and New Myford Road to the west. Of the seven
(7) numbered lots, one (1) through (6) (inclusive) are for development of
retail/commercial facilities. Lot number seven (7) will function as a common
lot for ingress, egress and parking. Lot A is to be dedicated for right-of-way
for New Myford Road. These lots are shown as 2, 3, 4, 5, 6, 7, 8 and "A" on the
Second Amendment to Vesting Tentative Tract Map 13274.
CONCLUSION
· The Final Map has bee'n reviewed for conformance with the Second Amended Vesting
Tentative Map and all conditions have been met by the subdivider. Staff
recommends that the City Council adopt Resol'ution No. 89-51 approving Final
Tract Map 13557.

A RESOLUTION OF THE CITY couNCIL OF THE CITY OF
TU~TI'N' APPROVING FINAL TRACT MAP NO. 13557. '
The City Council of the City of Tustln does hereby resolve as follows:
·
I. The City Council finds and determines as follows:
A. Final Tract Map No. 13557 has been submitted by Donahue Schriber
on behalf of the Irvine Company.
B. A Public Hearing was held by the Planning Commission on February
27, 1989. At this hearing the Planning Commission recommended
approval of the Second Amendment to Tentative Tract Map 13274 to
the City Council. The original Tentative Tract Map was approved
on January 11, 1988.
C. The City Council approved the Second Amendment to Tentative
Tract Map 13274 on March 6, 1989.

The Final Map was reviewed by the Planning Commission and
recommended for approval by the City Council on April 24, 1989.
Them Final Map reflects only a portion of the original land area
shown on Tract Map 13274. The Subdivisi.on Map Act permits
filing of phased Final Maps on lots which conform with the
original Tentative Tract Map.

L. The Final Map is in substantial conformance with the Tentative
Map.

II. The City Council hereby approves Final Tract Map No. 13557 subject to
final approval of all subdivision bonds, n~numentation bonds,
agreenents and s~curities for the subject parcels and also authorizes
the City Manager to excute sane. All bonds, agreenents and
securities shall be approved by the City Attorney and Director of '
Public Works prior to recordation of Final Tract Map 13557.
PASSED AND ADOPTED at a regular neetlng of the Tustln Oity Council, held on

OF TUSTIN RECOMMENDING TO THE TUSTIN CITY COUNCIL
APPROVAL OF FINAL TRACT MAP NO. 13557
The Planning Commission of the City of Tusttn does hereby resolve as
follows'
I. The Planning Commission finds and determines as follows'.
