TRACT NO. 13106 - LOT LINE ADJUSTMENT NO. 89-1
RECOMMENDATION:
That the Tustin City Council, at their meeting of June 5, 1989, adopt the
attached Resolution approving lot line adjustment No. 89-1.
BACKGROUND:
The Fieldstone Company has requested fifty-three (53) lot line adjustments
between several lots within Tract No. 13106 which is located within the East
Tustin area adjacent to and easterly of Tustin Ranch Road and northerly of
Bryan Avenue. This lot line adjustment causes the common lot lines between
several lots of Tract No. 13106 as delineated on Exhibit B of the application
to be moved to accommodate enlarged patio areas for each dwelling unit
involved.
DISCUSSION:
The lot line adjustment process is provided for in Section 66412(d) of the
Subdivision Map Act wherein the act makes provisions for the local agency to
approve lot line adjustments where the land taken from one parcel is added to
an adjacent parcel and where a greater number of parcels than originally
existed is not thereby created.
The attached documents, consisting of a Resolution and the application for lot
line adjustment, will provide this adjustment once the Resolution has been
adopted by Council and the application approved by Staff.
This application has been reviewed by both the Community DeVelopment Department
· and the Engineering Division and all proposed adjustments have been found to be
in compliance with all zoning and setback requirement's of the City and the
provisions of the California Subdivision Map.

RESOLUTION NO. 89-75
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN,
GALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 89-1
/tact No. 13106
WHEREAS, section 66412(d) of the Subdivision Map
Act makes provisions for the local agency to approve lot line
adjustments where the land taken from one parcel is added to
an adjacent parcel and where a greater number of parcels than
originally existed is not thereby created; and,
WHEREAS, the City Council of the City of Tustin has
reviewed Lot Line Adjustment No. 89-1 and has made a finding
that the real property described in Exhibit A and shown on
Exhibit B complies with the provisions of the California
Subdivision Map Act and applicable City of Tustin ordinances
and regulations including the requirements for building
sites; and,
WHEREAS, the City Council of the City of Tustin has
made the following findings'

That the proposal is eligible for processing as a
lot line adjustment pursuant to Section 66412 of
the Subdivision Act;

That the requirements of the California
Environmental Quality Act have been met{
3. That the proposal is consistent with the General
Plan; and, ..
4. That the resultant parcels will meet the
requirements of the Zoning Code~
NOW, THEREFORE, BE IT RESOLVED that the proposed
Lot Line Adjustment No. 89-1 as shown on Exhibits A and B is
hereby approved and that the parcels be considered building
sites upon recordation of this document.
PASSED AND ADOPTED at a regular meeting of the City
Council of the City of Tustin, California, held on the
day of , 1989.

Multiple lot line adjustments within an approved, finaled tract (13106)
by The Fieldstone Company for the purposes of adjusting the bounda¥ies
between certain numbered lots (buildable-lots) and certain lettered lots
(landscape lots). The proposed adjustments will result in larger private
yard areas for many of the numbered 16ts and greater articulation of perimetez
and interior walls. The total number of lots. remains the same.
