SUBJECT: ACCEPTANCE OF PUBLIC IMPROVEMENTS AND RELEASE OF BONDS FOR
PARCEL MAP NO. 84-1032
RECOMMENDATION:
That the Tustin City Council accept all public improvements within
Parcel Map No. 84-1032 and authorize the release of all faithful
performance, labor and materials, monumentation, and subdivision
warranty bonds related to Parcel Map No. 84-1032.
BACKGROUND:
The area within the subject Parcel Map No. 84-1032 was developed (Tustin
Auto Center) by the Irvine Company and is generally located northerly of
the Santa Ana (I-5) freeway and easterly of Tustin Ranch road. As a
condition of approval of the development, the Irvine Company was
required to post certain public improvement, monumentation and
subdivision warranty bonds as follows:
Faithful Performance Bond No. 5240-9154 $1,426,1.50
Labor and Materials Bond No. 5240-9154 00000.0.0 $ 713,075
Monumentati.on Bond No. 5240-9154 ............... $ 6,1.00
Subdivision Warranty Bond No. 5240-9155 00000.000 $ 142,615
DISCUSSION:
All work related to the above-mentioned public improvement, monumenta-
tion and subdivision warranty bonds within Parcel Map No. 84-1032 has
been completed to the satisfaction of the Public Works Department, and
it is recommended that the above-mentioned bonds be released and
formally accepted by the City Council.
These public improvements were accepted by staff in late 1986 and as a
result of this previous staff acceptance, it is recommended that the
subdivision warranty bond be released at this time in lieu of the one
year waiting period. The delay in final improvement acceptance was due
to the unfinished work within the retarding basin which has now been
resolved.
