It is recommended that the City Council adopt Resolution No. 90-104
approving Final Parcel Map 89-110.
BACKGROUND
On November 13, 1989, the Planning Commission adopted Resolution
No. 2702 recommending to the City Council approval of Tentative
Parcel Map 89-110, a request for a + 2.6 acre single -lot
subdivision to accommodate industrial development. The City
Council approved Tentative Parcel Map 89-110 on December 5, 1989 by
adoption of Resolution No. 89-184. These approvals included
numerous conditions to be met prior to approval of the final map,
which the applicant has complied with. The final map is now ready
for recordation with the Orange County Recorder's Office. Prior to
recordation, the final map must be reviewed and approved by the
Planning Commission and City Council.
On August 13, 1990, the Planning Commission adopted Resolution No.
2810, recommending to the City Council approval of Final Parcel Map
89-110.
The subject site is currently vacant and was created with the
extension of Jamboree Road from Edinger Street south through MCAS
Tustin. The site is bounded by the future Jamboree Road to the
north and west, Peter's Canyon Wash to the east, and the City of
Irvine to the south.
CONCLUSION
The resolutions approving the tentative parcel map for this project
included numerous conditions which were required to be satisfied
prior to recordation. All required revisions and conditions have
been met.
Staff has determined that the Final Map is in conformance with the
tentative parcel map approval, the City's Subdivision Code, and the
State Subdivision Map Act. Based upon this conformance, it is

RESOLUTION NO. 90-104
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF TUSTIN APPROVING FINAL
PARCEL MAP NO. 89-110.
The City Council of the City of Tustin does hereby
resolve as follows:
I. The City Council finds and determines as follows:
A. That Final Parcel Map No. 89-110 has been
submitted by the Irvine Industrial Company.
B. That a Public Hearing was held by the Planning
Commission on November 13, 1989. At that
hearing the Planning Commission recommended
approval of Tentative Parcel Map 89-110 to the
City Council. Subsequently, the City Council
approved Tentative Parcel Map 89-110 on
December 4, 1989.
C. That the Planning Commission at its meeting of
August 13, 1990 recommended to the City
Council approval of Final Parcel Map 89-110.
D. This project is considered ministerially
exempt pursuant to Section 15286(b) of the
California Environmental Quality Act.
E. That the proposed subdivision is in
conformance with the Tustin Area General Plan,
City's Subdivision Ordinance, and State
Subdivision Map Act as it pertains to
industrial development.
F. That the site is physically suitable for the
type of development proposed.
G. That the site is physically suitable for the
proposed density of development.
H. That the design of the subdivision or the
proposed improvements are not likely to cause
substantial environmental damage or
substantially and avoidably injure fish or
wildlife in their habitat.
I. That the design of the subdivision or the type
of improvements proposed will not conflict
with easements acquired by the public -at -
large, for access through or use of the
property within the proposed subdivision.

J. That the design of the subdivision or the
types of improvements proposed are not likely
to cause serious public health problems.
K. That the Final Map is in substantial
conformance with the Tentative Map.
II. The City Council hereby approves Final Parcel Map
No. 89-110, subject to final approval of the City
Engineer.
PASSED AND ADOPTED at a regular meeting of the' Tustin
City Council, held on the 20th day of August, 1990.
