TO SUBDIVIDE ONE, 2.5 ACRE PARCEL INTO TWO SEPARATE LOTS. RECOMMENDATION: It is recommended that the City Council approve Tentative Parcel Map 88-206 by adoption of Resolution No. 88-69 as submitted or revised. BACKGROUND: __ The subject property consists of one 2.5 acre parcel, of which 2/3 contains an existing Industrial building. The remainder of the parcel is currently vacant and is being considered for development for an industrial building by Solmar Development Co. The applicant is processing a Tentative Parcel Map to create two parcels from · the one existing lot. This lot configuration would facilitate separate property Ctl:y Councl'l Report Tental:tve Tract Map .88-206 July 5, 1988 Page two ownership of the existing industrial building on Parcel I by Champion Foods and Parcel 2 by Solmar Development Co. The Planning Commission held a public hearing on June 27, 1988 for the subject map and abopted Resolution No. 2508 which recommended City Council approval of the subject map. The Planning Commission reviewed the subject project for conformance with the Tustin General Plan, the Zoning Code and the Subdivision Map Act. Specific areas of concern included Zoning conformance, parcel accessibility and the proposed development. These items are discussed in more detail below. 1. Zoning.. Conformance: Prior to a subdivision of property in Tustin, staff reviewsI each proposal for conformance with the current Zoning Code. Specifically, the subdivision must create lots which meet the minimum size and width requirements of the applicable Zoning District. The requirements of the M-1 District as compared with the proposed subdivision are as follows: Requi..remen_t Min. Lot Size' 20,000 sq. ft. Min. Lot Width: 100 feet Parcel 1 78,190 sq. ft. 186 feet Parcel 2 30,666 sq'. ft. 140 feet 2. Site Accessibility:' Prior to approval of this Map, staff must consider the existing development on Parcel 1. This site currently contains an industrial building with three access drives. One of these drives must be modified to accommodate this subdivision. The necessary conditions of approval for this modification are incorporated into the resolution attached to this report. With the suggested conditions in the resolution, the drive will be moved further west in order to maintain the current .accessibility to Parcel i or recordation of a reciprocal access agreement will be necessary. Any future development proposal would be subject to the City's site plan design review process. 3. Development Proposal' Solmar Development Company intends to develop Parcel 2 in ~he nea~' future, however, the site design and architecture have yet to be finalized. For the purposes of this Parcel Map, all proposed, site improvements are not shown on the Map. This avoids any future conflict between this Map and the final site plan approved by the Community Development Di rector. CONCLUSION The proposed Tentative Map has been found conform with the Tustin General Plan, ,,, Community DeveloPment Depar~rnent City Council Report Tentatlve Tract I~ap 88-206 ~uly 5, 1988 Page three Zoning Code and Subdivision Hap Act and is suitable for the development previously approved and the lot configuration proposed on the attached map. That Tentative Parcel 'Map No. 88-206 was submitted to the Planning Commission pursuant to Ordinance No. 847 by Solmar Development Company requesting authorization to resubdt vt de one parcel into two (2) parcels for Parcel 31 as recorded in Book 35, Page 50 in the office of the County Recorder of Orange County.
