RECOMMENDATION'.
It is recon~nended that the City Council approve Final Parcel Map 88-179 by
adoption of Resolution No. 88-77 as submitted or revised.
BACKGROUND:
The applicant has processed an application to subdivide one parcel into two
separate lots for a mixed use conmmrcial center on Seventeenth Street. This map
is for the purposes of facilitating separate ownership of the retail portion of
the Collings Shopping Center by the Collings Company and the office portion by
First Fidelity for the project to be located next to Fireman's Fund on
Seventeenth Street.

The Tentative Parcel Map was recommended for approval by the Planning Commission
on May 23, 1988. The Tentative Map was subsequently approved by the City
Council on June 6, 1988. The property owner has met all conditions of approval
on the Tentative Map and the Planning Commission has rec°mmended approval of
this Final Map to the City Council at their July 11, 1988 meeting.
CONCLUSION
Staff has reviewed the proposed Final Map. for conformance with the Tentative
Map. All conditions of approval have been met and the Map is ready for Council
approval. Therefore, staff suggests that the City Council adopt Resolution No.
88-77 approving Final Parcel Map 88-179.

RESOLUTION NO. 88-77
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN APPROVING FINAL PARCEL MAP NO. 88-179.
The City Council of the City of Tusttn does hereby resolve as follows'
I. The Ctty Counct 1 finds and determines as follows'
A. That Final Parcel Map No. 88-179 has been submitted by the
Col 1 i rigs Company.
B. That a Public Hearing was held by the Planning Commission on
May 23, 1988. At this hearing the Planning Commission
recommended approval of Tentative Parcel Map 88-179 to the City
Council. Subsequently, the City Council approved Tentative
Parcel Map 88-179 on June 6, 1988. The Final Map was reviewed
by the Planning Commission and recommended for approval byu the
City Council on July 11, 1988.
C. That the proposed subdivision is in conformance with the Tustin
Area General Plan and Subdivision Map Act.
'D. That the site is physically suitable for the type of development
proposed.
E. That the site is physically suitable for the proposed density
development.
F. That the design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife in their
habi tat.
G. That the design of the subdivision or the type of improvements
proposed will not conflict wi th easements acquired by the
public-at-large, for access through or use of the property
wi thin the proposed subdi vi sion.
H. That the design of the subdivision or the types of improvements
proposed are not likely to cause serious public health problems.
I. That the Final Map is in substantial conformance wi th the
Tentative Map.

II.
The City Council hereby approves Final Parcel Map No. 88-179 and also
authorizes the City Manager to execute any subdivision bonds or
agreements for the subject tract.
PASSED AND ADOPTED at a regular meeting of the Tustin City Council, held on
the day of , 1988.
