TO RECONFIGURE TWO EXISTING PARCELS INTO TWO NIJHBERED AND THREE
LETTERED LOTS.
It is recommended that City Counctl adopt Resolution 88-113 approving Final
Parcel Map 87-201.
BACKGROUND
The original Auto Center land use plan called for a 8.27 acre freeway access
reservation area for the purposes of installing a full cloverleaf interchange at
the I-5 Freeway and Tustin Ranch Road. The final design of this interchange has
resulted in an excess parcel of land (5.05 acres in size) in the original
reservation area which is adjacent to the Tustin Auto Center.
Since the property is no longer needed by Caltrans, the property owner has
processed a parcel map to revise the Auto Center layout by creating one
additional dealer site in this area. The property however, was not properly
reclassified to commercial use at the time the Auto Center was approved.
Therefore, the Tustin Municipal Code and State Law required processing of a
General Plan Amendment, Zone Change and Tentative Parcel Map along with the
necessary environmental documentation.

A Public hearing was called by the Planning Commission on July 11, 1988 for the
Tentative Map and the project was recommended for approval to the City Council.
Subsequently, the General Plan Amendment, Zone Change, environmental
documentation and the Tentative Map were approved by. the City Council on ,July
18, 1988.
CONCLUSION
All requtred General Plan and Zontng Map designations are tn effect and staff
has determined that the Final Map Is In conformance with the Tentative Map.
Additionally, the appllcant has met all conditions of approval for the project.
The Planntng Commission revtewed this map on October 10, 1988 and adopted
Resolution No. 2535 whtch recommends approval of this map to the City Counctl.
Therefore, staff recommends that the City Council adopt Resolution No. 88-113
approving Final Hap 87-201.

A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN-RECOMMENDING TO THE TUSTIN CITY COUNCIL
APPROVAL OF FINAL PARCEL MAP NO. 87-201
The Planning Commission of tl~e City. of Tusttn does hereby resolve as
follows:

I. The Planning Commission finds and determines as follows'
A.
That Final Parcel Map No. 87-201 has been submitted by the
Irvi ne Company.
B. That a Public Hearing was held by the Planning Commission on
July 11, 1988. At this hearing the Planning Commission
recommended approval of Tentative Parcel Map 87-201 to the City
Council. Subsequently, the City Council approved Tentative
Parcel Map 87-201 on July 18, 1988.
C. That the proposed subdivision is in conformance with the Tustln
Area General Plan and Subdivision Map Act.
O. That the site is phys)cally suitable for the type of development
proposed.
E. That the site is physically suitable for the proposed density of
devel opmen t.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN APPROVING FINAL PARCEL MAP NO. 87-201.
The City-Council of the City of Tustin does hereby resolve as f611ows:
I. The City Council finds and determines as follows:
A. That Final Parcel Map No. 87-201 has been submitted by the
Irvi ne Company.
B. That a Public Hearing was held by the Planning Commission on
July 11, 1988. At thts hearing the Planning Commission
recommended approval of Tentative Parcel Map 87-201 to the City
Council. Subsequently, the City Council approved Tentative
Parcel Map 87-201 on July 18, 1988. The Final Map was reviewed
by the Planning Commission and recommended for approval by the
City Council on October 10, 1988.
