It ts recommended that the City Counctl approve Ftnal Parcel Map 88-206 by
adoptton of Resolution No. 88-112 as submitted or revtsed.
BACKGROUND
The subject property consists of one 2.5 acre parcel, of whtch 2/3 contatns an
extsttng Industrial building. The remainder of the parcel is currently vacant
and Is being considered for development for an Industrial building by Solmar
Development Co.
The applicant has processed a Tentative Parcel Map to crea.te two parcels from

the one existing lot. This lot configuration would facilitate separate property
ownership of the existing industrial building on Parcel 1 by Champion Foods and
Parcel 2 by Solmar Development Co. On July 5, 1988 the City Council approved
the Tentative Map.
CONCLUSION
Staff has reviewed the Final Map for conformance with the Tentative Map. The
applicant has met all conditions of approval and the Planning Commission
reviewed the Final Map on October 10, 1988 and recommended approval of the Final
Map to the City Council. Therefore, staff recommends that City Council adopt
Resolution No. 88-112 approving Final Parcel Map 88-206.

A RESOLUTION 'OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN RECOMMENDING TO THE TUSTIN CITY COUNCIL
APPROVAL OF FINAL PARCEL MAP NO. 88-206
The Planntng Commission of the City of Tustln does .hereby resolve as
follows:
I.
The Planning Commission finds and determines as follows:

A. That Final Parcel Map No. 88-206 has been submitted by the
Solmar Development Company.

That a Public Hearing was held by the Planning Commission on
June 27, 1988. At this hearing the Planning Commission
recommended approval of Tentative Parcel Map 88-206 to the City
Council. Subsequently, the City Council approved Tentative
Parcel Map 88-206 on July 5, 1988.
C. That the proposed subdivision is in conformance with the Tustin
Area. General Plan And Subdivision Map Act.

That the site is physically suitable for the type of development
proposed.
E. That the site is physically suitable for the proposed density of
devel opmen t.
F. That the design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife in their

proposed will not conflict wi th easements acquired by the

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN APPROVING FINAL PARCEL MAP NO. 88-206.
The City Council of the City of Tustin does hereby resolve as follows:
I. The City Council finds and determines as follows:
