NCCALLA PROPERTY STATUS REPORT

Authorize staff to waive formal bid requirements due to emergency nature of
the work, spect fi cally, heal th hazards and potentt al I tabt 1 t ry.
Appropriate necessary Redevelopment Agency funds for the site demolition and
clearing (approximately $10,000 to $15,000).
BACKGROIRID:
The McCalla family contractor has left the site in an unsatisfactory
condition. Staff has arranged for extra police patrol of the area, and Public
Works has erected a chain-link 'fence to protect the site.
In order to eliminate liability as quickly as possible, staff will utilize a
private contractor with informal bids for the following work:
1. Clear the site. This includes removal of the garage, foundations,
swimming pool and backfill hole, walks, driveways, paved areas,
shrubs, planters, and perimeter walls.
2. In the event there is a cesspool or septic tank on the site, it should
be pumped and backftlled.
3. Part of this contract would also include the site be fenced across the
Prospect Avenue frontage and signed for non-entry until demolition is
completed.
4. Contractor will remove dead trees on the property.
5. Contractor will finish the site to a rough grade.
