HUSTON, CITY MANAGER PUBLIC WORKS DEPAR'IlqENT/ENGINEERING DIVISION LOT LINE ADJUSTMENT NO. 87-3 (TRACT NO. 12763) RECOMMENDATION: Adoption of the attached Resolution approving Lot Line Adjustment No. 87-3 by the Tustin City Council. BACKGROUND: The Irvine Company has requested a lot line adjustment between two lots within Tract No. 12763 which is located within the East Tustin area. This adjustment causes the common property line between Lot 6 and Lot 10 of Tract No. 12763 to be moved westerly so as to add additional acreage to Lot 10 to bring its size to 10.0 ac res. DISCUSSION: This lot line adjustment process is provided for in Section 66412(d) of the Subdivision Map Act wherein the act makes provisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created. The attached documents, consisting of a Resolution and three sheets of an application for lot line adjustment, will provide this adjustment once the Resolution has been adopted by Council and the application approved by Staff. This application has been reviewed by both the Community Development Department and the Engineering Division and all proposed adjustments have been found to be in compliance with all zoning and setback requirements of the city and the provisions of the California Subdivision Map. Bob Ledendecker Director of Public Works/City Engineer BL/mv Attach. 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 2O 21 22 23 24 25 26 27 28 RESOLUTION NO. 87-120 A RESOLUTION OF THE CITY COUNCIL'OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 87-3 WHEREAS, Section 66412(d) of the Subdivision Map Act makes )rovisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcel's than originally existed is not thereby created; and WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment No. 87-3 and has made a finding that the real property described in Exhibit A and shown on Exhibit B complies with the )rovisions of the California Subdivision Map Act and applicable City of Tustin ordinances and regulations including the requirements for building sites; and WHEREAS, the City Council of the City of Tustin has made the following findings: 1. That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412 of the Subdivision Act; 2. That the requirements of the California Environmental Quality Act have been met; 3. That the proposal is consistent with the General Plan; and 4. That the resultant parcels will meet the requirements of the Zoning Code; NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line Adjustment No. 87-3 as shown on Exhibits A and B is hereby approved and that the parcels be considered building sites upon recordation of this document.
