TRACT MAP NO. 12106 - ACCEPTANCE OF PUBLIC IMPROVEMENTS AND
RELEASE OF BONDS
RECOMMENDATION:
That the Tustin City Council, at their meeting of November 4, 1985, accept all
public improvements as related to Tract Map No. 12106 and authorize the release of
bonds in the following amounts:
Faithful Performance Bond No. 3SM572911 .............. $22,500.00
Labor and Materials Bond No. 3SM572911 ............... $11,250.00
Monumentation Bond No. 3SM572913 ..................... $ 1,280.00
BACKGROUND:
As a condition of approval of Tract No. 12106 and a requirement of the Subdivision
Map Act, the subdivider/developer of said map was required to either post surety
bonds o~ trust deposits to insure that all public improvements related to the
subdivision would be completed.
The subdivision/development within Tract No. 12106 is located on the southerly
side of Walnut St. between Newport Avenue and Orange Street.
DISCUSSION:
The developer, Ainslie Development, has completed all required public improvements
to the satisfaction of the Public Works Department. It is recommended that these
public improvements be accepted and that staff be authorized to release the
following bonds:
1. Faithful Performance Bond No. 3SM572911 ............. $22,500.00
2. Labor and Materials Bond No. 3SM572911 .............. $11,250.00
3. Monumentation Bond No. 3SM572913 .................... $ 1,280.00
The remaining bond in the amount of $2,250.00 for guarantee and warranty of the
work improvement must be retained for a period of one (1) year after the
acceptance of said public improvements by the City.
