RESOLUTION NO. 85-111
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF TUSTIN, APPROVING TENTATIVE PARCEL
MAP 85-362 LOCATED AT THE SOUTHEASTERLY'
CORNER OF WALNUT STREET AND NEWPORT AVENUE
The City Council of the city of Tustin does hereby resolve as follows:
I. The City Council finds and determines as follows:
That Tentative Parcel Map No. 85-362 was submitted to the
City Council pursuant to Ordinance No. 847 by Metro Engineering
requesting authorization to create one parcel from four existing
parcels for the property known as Lots 9, 10, 11, 12 in Block B
of Martin's Addition as recorded in Book 19, page 79 of
miscellaneous records of Los Angeles County, California.
B. That said map is in conformance with the Tustin Area General
Plan.
C. That this project is categorically exempt from the requirements
of the California Environmental Quality Act; Class 15.
II.
The City Council hereby approves Tentative Parcel Map No. 85-362
subject to the conditions attached in Exhibit "A".
PASSED AND ADOPTED at a regular meeting of the Tustin City Council, held on
the day of , 1985.

EXHIBIT "A"
CONDITIONS OF APPROVAL
TENTATIVE PARCEL MAP 85-362
A site grading plan should be required depicting all proposed finish
elevations within the site as well as all existing elevations of adjacent
properties. This grading plan should be based upon datum from benchmarks
as provided by the Orange County Surveyor's Office.
A civil site plan/street improvement plan and profile, if needed, showing
all proposed improvements within the public right-of-way and referenced
with all applicable city standard drawings. Improvements will include but
not be limited to the following:
a. Street paving
b. 'Curb and gutter
c. Sidewalk
d. Driveway aprons
e. Street lights with underground conduit
f. . Street trees
All on-street parking along Newport Avenue frontage will be prohibited as a
part of a long range plan to provide three travel lanes in each direction
along Newport Avenue.
Orange County Sanitation District No. 7 sewer connection fees will be
required at the time a building permit is issued. The fee is based upon
$$0.00 per 1,000 sq. ft. of building area less any previously paid
residential fee and any applicable front footage charges for connection
directly to a County Sanitation District line.
East Orange County Water Disrict fees will be required at the time a
building permit is issued. Contact Earl Rowenhorst at Tustin Water Service
for fee amounts.
In the event the city has established an Eastern Corridor Fee Program at
the time a building permit is issued, this development will be required to
pay the established fees.
All landscaping in the public right-of-way shall be maintained by the
property owner.
