CO,SENT CA'ENOAR Z ~ NO. 3 TO' WILLIAM HUSTON, CiTY MANAGER FROM: SUBJECT: BOB LEDENDECKER, DIRECTOR OF PUBLIC WORKS/CITY'ENGINEER LOT LINE ADJUSTMENT NO. 85-3 (TUSTIN CORPORATE PARK) RECOMMENDATION: That the Tustin City Council, at their meeting of December 2, 1985, adopt the attached Resolution approving Lot Line Adjustment No. 85-3. BACKGROUND: Tustin Corporate Park Limited has requested a lot line adjustment to two parcels within Parcel Map No. 84-1031 which is located at the southwesterly corner of Walnut Avenue and Franklin Avenue. This adjustment causes one parcel line to be moved 15.5 feet northerly. DISCUSSION: This lot line adjustment process is provided for in Section 66412(d} of the Subdivision Map Act wherein the act makes provisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created. The attached documents, consisting of a Resolution and fOur sheets of an application for lot line adjustment, will provide this adjustment once the Resolution has been adopted by Council, the application approved by staff, and' when all the documents have been reviewed and approved by the City Attorney's office. This application has been reviewed by both the Community Development Department and the Engineering Division and all proposed adjustments have been found to be in compliance with all zoning and setback requirements of the city and the provisions of the California Subdivision Map. Director of Public Works/City Engineer BL:jr 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 RESOLUTION NO. 85-120 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING LOT LINE ADJUSTMENT NO. 85-3 WHEREAS, Section 66412(d) of the Subdivision Map Act makes provisions for the local agency to approve lot line adjustments where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created; and WHEREAS, the City Council of the City of Tustin has reviewed Lot Line Adjustment No. 85-3 and has made a finding that the real property described in Exhibit A and shown on Exhibit B complies with the provisions of the California Subdivision Map Act and applicable City of Tustin ordinances and regulations including the requirements for building sites; and WHEREAS, the City Council of the City of Tustin has made the following findings: 1. That the proposal is eligible for processing as a lot tine adjustment pursuant to Section 66412 of the Subdivision Act; 2. That the requirements of the California Environmental Quality Act have been met; 3. That the proposal is consistent with the General Plan; and 4. That the resultant parcels will meet the requirements of the Zoning Code; NOW, THEREFORE, BE IT RESOLVED that the proposed Lot Line Adjustment No. 85-3 as shown on Exhibits A and B is hereby approved and that the parcels be considered building sites upon recordation of this document.
