LAMBERT SCHOOL LEASE RENEWAL
RECOMMENDATIO#:
Renew the lease with the Tusttn Unified School District for the use of Lambert
School for a period of one year commencing February 1, 1986, and ending January
31, 1987.
FZSCAL IMPACT:
This is a total yearly increase of $900.00 from the 1985 agreement. Sufficient
revenue is generated by the fee and charge programs based at Lambert School to
absorb the increase at no additional cost to the City.
BACKGROUND:
Since 1982, the City has leased approximately 6,000 square feet in classroom
space from the Tusttn Unified School District. This facility houses numerous
recreation classes, a tiny tot program and provides occasional meeting or
practice facilities for community programs.
Over 3,500 participants were involved in recreation classes and activities at
Lambert School during the budget year 1984-85. For that same period, these
classes and activities generated in excess of $100,000 revenue, which after
expenses of instructors' payments and supplies, over $30,000 remained. This more
than adequately covers the increased cost of the lease.
As part of the agreement, the Tusttn Unified School District provides
maintenance, repairs and utilities. In view of the revenues the use of the
facility provides, the annual lease cost of $18,600 is a very cost-effective way
of providing Community Services Programs.
Lambert School has become a very valuable and necessary recreation facility for
the City of Tustin. In order to keep the high level of service provided to the
community, and until City-owned facilities are built or acquired, it seems that
the renewal of this lease is essential.

At their December 2, 1985, meeting, the Board of Education approved the
extension of the lease of Building "C" at Lambert School for the period of
February 1, 1986, through January 31, 1987. The Amendment to the existing lease
is attached for your information.

AMENDMENT NUMBER 3
This Amendment to a Lease is made and entered into as of this 2nd... day
of December , 1985, between the Tustin Unified School District (hereinafter
designated as "LESSOR") and the City of Tustin (hereinafter designated as
"LESSEE,').
WITNESS ETH :
WHEREAS, LESSOR and LESSEE have previously entered into a lease for the
following:
The premises and building thereon known as Building C of
the C. E. Lambert School, located at 1151 San Juan Street,
Tustin, California.
AND WHEREAS, the parties hereto desire to amend said lease.
NOW THEREFORE, parties agree as follows:
1. The term of the lease is hereby extended by a period of one (1) year
commencing on February l, 1986 and terminating January 31, 1987.
2. The monthly rental for such period shall be at the rate of $1,550.00
(ONE THOUSAND FIVE HUNDRED FIFTY DOLLARS) and shall be payable quarterly in
advance.
3. In all other respects the existing lease is hereby continued on the
terms and conditions thereof.
IN WITNESS WHEREOF, on the day and year first above written, the LESSOR has
caused this Lease to be executed by its duly authorized officer and the LESSEE
has caused this Lease to be executed by having its name affixed by its duly
authorized officers.
