COI~RCIAL GENERAL (CG) AND RETAIL COll~ERCIAL (C-1) ENVIRONMENTAL STATUS: REQUEST: THIS PROJECT IS CATEGORICALLY EXENPT PROM THE REQUIREMENTS OF THE C.E.Q.A.: CLASS 15 AUTHORIZATION TO CREATE ONE PARCEL FROM FOUR EXISTING PARCELS RECOHHENDED ACTION: Approve Final Parcel Map 85-362 by the adoption of Resolution No. 86-60. PROJECT ANALYSIS: The applicant is proposing a 9,790 square foot retail shopping center at the southeasterly corner of Newport and Walnut Street. The proposed map of .75 acres consolidates four (4) lots into one {1) lot in order to accommodate the retail center. The map is in conformance with the Tustin Area General Plan and the Zoning Ordinance. On November 12, 1985 the Planning Commission recommended approval of the tentative map by the adoption of Resolution No. 2279. On November 18, 1985 the City Council approved the tentative map by the adoption of Resolution No. 85-111. On May 12, 1985 the Planning Commission recommended approval of Final Parcel Map 85-362 by the adoption of Resolution No. 2331. The City Council finds and determines as follows: That Final Parcel Map No. 85-362 was submitted to the City Council pursuant to Ordinance No. 847 by Metro Engineering requesting authorization to create one parcel from four existing parcels for the property known as Lots g, 10, 11, 12 in Block B of Martin's Addition as recorded in Book 19, page 79 of miscellaneous records of Los Angeles County, California. Bo That said map is in conformance with the Tustin Area General Plan. Ce That this project is categorically exempt from the requirements of the California Environmental Quality Act; Class 15. D. That the final map is in substancial compliance with the tentetive map. The City Council hereby approves Final Parcel Map No. 85-362 subject to the final approval of the City Engineer.
