HUSTON, £XECUTTVE D:[RECTOR COI~UN[TY DEVELOPIIENT DEPARTiI£NT COI,IPLETTON OF CTTY HALL REIdlODEL RECOlqlqENDED ACTION: Recommend acceptance of improvements and authorize the recordation of a Notice of Completion by the adoption of Resolution No. RDA 86-3. BACKGROUND: The City Hall remodel project was completed in January, 1986. At this time we should file the Notice of Completion as required to initiate the lien period. A 10~ contract retention is held to provide for sub-contractors and suppliers to file for payment in the event the contractor has not paid them. The lien period is 30 days. After the 30 day period and providing no liens have been filed we are obliged to pay the retention. However, the contractor provides*a one year workmanship and material warranty to cover all new construction including air conditioning and heating equipment. ROGEP~/E. RDA 86-3 A RESOLUTION OF THE COMMUNITY REDEVELOPMENT AGENCY OF THE CITY OF TUSTIN, CALIFORNIA, ACCEPTING WORKS OF IMPROVEMENT AND AUTHORIZING RECORDATION OF NOTICE OF COMPLETION WHEREAS, Ultimo General Contractors, having a contract with the Tustin Community Redevelopment Agency of the City of Tustin to construct the hereinafter described City Hall Modification; and WHEREAS, the City Building Official has duly certified to the construction and completion of said City Hall Modifications hereinafter mentioned in a manner satisfactory to the Tustin Community Redevelopment Agency of the City of Tustin; and WHEREAS, the Tustin Community Redevelopment Agency finds that said contractor has completed said public improvement hereinafter more particularly described in accordance with the provisions of the contract documents and the notice of completion and acceptance of said work and improvement should be filed and payment of the balance due said contract authorized in accordance with the contract documents. NOW, therefore, be it resolved by the Tustin Community Redevelopment Agency of the City of Tustin that said modification work and improvement be, and the same is hereby accepted. Said modification work and improvement is more particularly described as follows: CITY HALL MODIFICATION, CONSISTING OF ENLARGING THE CITY MANAGER'S OFFICE AND CONFERENCE ROOM. ADDING AN OFFICE FOR CITY COUNCIL MEMBERS AND A STORE ROOM. INSTALLATION OF A DIVIDING WALL IN THE LUNCH ROOM, CREATING OFFICE SPACE FOR COMMU#ITY DEVELOPMENT.
