RECOI~ENDATION:
Approve Tentative Tract Map No. 12759 by the adoption of Resolution No. 86-66.
BACKGROUND:
Final Tract Map No. 12345 was approved by the City Council on May 5, 1986. This
map subdivided the area westerly of the Auto Center known as Phase I
Residential. The area is zoned for Medium High Density, with a maximum density
of 19 dwelling units per acre. The Irvine Company is now requesting
authorization to resubdivide Lots 3, 4, 7 and N, 0, P, Q and R into seven {7)
numbered lots to accommodate the proposed apartment development known as East
Tustin Apartments {Design Review 86-6).
On May 27, 1986 a public hearing was scheduled before the Planning Commission to
consider this map. The developer requested that the public hearing be continued
until the next regular meeting so that some modifications could be made to
provide for the future free-way ramps. The map has now been changed to reflect
seven lots instead of five lots in order to allow development to take place on
some lots while others will remain vacant until the final freeway alignment is
known.
The proposed map consists of 27.3 acres which is broken down into seven lots:
Lot 1 Proposed 81 units 5.3 acres
Lot 2 Proposed 118 units 7.6 acres
Lot 3 Proposed 40 units 2.5 acres
Lot 4 Proposed 55 units 3.2 acres
Lot 5 Proposed 50 units 3.4 acres

Lot 7 Future on-ramp to
Santa Aha Freeway 3.6 acres
Lot 6 is being held by the'Iriine Company for a possible future overcross for
Browning Avenue. If this overcrossing is not needed the developer will then
build 12 units on this parcel.
The proposed map is in conformance with the Tustin Area General Plan and the
Planned Community District Regulations adopted July 1, 1985 {Ordinance No. 938).
On June 9, 1986, the Planning Commission held a public hearing and recommended
approval of the map by the adoption of Resolution No. 2338.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN APPROVING TENTATIVE TRACT MAP NO.
12759.
The City Council of the City of Tustin does hereby resolve as follows:
The City Council finds and determines as follows:

That Tentative Tract Map No. 12759 was submitted to the City
Council on behalf of The Irvine Company to subdivide three (3)
numbered lots and five (5) lettered lots into seven (7) numbered
lots for a residential subdivision for apartments for the
property located north of I-5, west of Jamboree and east of E1
Camtno Real, previously known as Lots 3, 4, and 7 and Lots N, O,
P, Q, and R of Tract 12345.
That an Environmental Impact Report (EIR 84-3) was previously
certified for this project.-
That the proposed division is in conformance with the Tustin
Area General Plan and the Tustin Zoning Code as it pertains
to the development of multiple family dwellings and the Planned
Community Regulations for East Tustin Phase I.
That the Planning Commission considered Tentative Tract Map
12759 at a public hearing held on June 9, 1986, and recommended
approval to the City Council by the adoption of Resolution No.
2338.

The City Council hereby approves Tentative Tract Map No.
subject to the following conditions:

All easements for sewer and water shall be dimensioned on the
final map.
All conditions of Site Plan Review 86-6 that pertain to the
tentative map.
The soils report shall address the issue of liquefication for
this tract.

E. The development shall maintain street landscape setbacks for E1
Camtno Real, Jamboree and the 1-5 Freeway frontage as shown in
Tract No. 12345.
F. A recorded agreement covering common landscape maintenance and
reciprocal access easements for all lots shall be required for
this subdivision.
PASSED AND ADOPTED at a regular meeting of the City Council on the

CITY COUNCIL APPROVAL OF TENTATIVE TRACT MAP

The Planning Commission of the City of Tustln does hereby resolve as
follows:
