DISCUSSION:
The City Council at its meeting on April 1, 1985 continued consideration of the
subject use permit to its meeting on April 15, 1985 to allow Mr. Gates to be in
attendance and again address the Council. In the interim, staff has
photographed land uses along First Street from the 55 freeway to Newport Avenue
and will present an overview of First Street should the Counctl so desire.
The project presented to the Plannfng Commission and appealed by Council
consisted of a three story combination office and commercial retail building.
However, the retail commercial was only tncluded by Mr. Gates in an attempt to
satisfy the city's desire for retatl commercial businesses. The Counctl
may consider, upon discussion with the applicant, the possibility of modifying
the intended use of the butldtng by eliminating the retail commercial square
footage and reducing the butldlng's height to that which would be more
compatible with surrounding properties.
Since this application is subject to a use permit, the Counctl has the
descretlonary authority to modify any of the development standards and approve
or deny the proposed land use subject to ftndtngs concerning this property's
tmpact upon the surrounding community.
Should Council desire further information, staff will be available at the
meeting to answer questions or provide additional research.
