PARCEL MAP 84-1032 - OFF-SITE EASEMENT DEDICATIONS
RECOMMENDATION:
That the Tustin City Council, at their meeting of April 15, 1985, amend the
conditions of approval of Parcel Map No. 84-1032 to allow the recordation of
easements for off-site Auto Center related improvements to occur after recordation
of said parcel map, but no later than six months (180 days) after approval of said
map or ninety (90) days after completion of said improvements and acceptance by
the appropriate agency, the earlier of the two dates prevailing.
BACKGROUND:
Parcel Map No. 84-1032 is a map subdividing Irvine Company property for the
purpose of developing the Tustin Auto Center in the East Tustin area. The
conditons of approval of this parcel map includes the granting of off-site ·
easements and construction of certain improvements as indicated below:
1. Laguna Rd. between Browning Ave. and jamboree Rd.
Flood control berm encircling the development site.
3. Domestic water facility across future interchange right-of-way.
4. Reclaimed water facility across future interchange right-of-way.
5. Interim force main sewer facility from development site to Browning Ave.
at Laguna Rd.
6. Storm drain facilities located between the easterly boundary of the
development and E1Modena-Irvine Channel {FO7 Facility}.
7. Jamboree Rd./Interchange right-of-way.

DISCUSSION:
The Irvine Company (T.I.C.) is requesting an amendment to the condition of
granting these easements either prior to or concurrently with the recordation of
Parcel Map No. 84-1032. This amendment would provide for the construction of the
improvements in a normal manner but delay the finalization and recordation of the
easement documents until no later than six months (180 days) after final approval
of the parcel map or ninety (90) days after completion of the improvements and
acceptance by the appropriate agency, the earlier of the two dates prevailing.

This amendment will help ease the tight time schedule on the project and eliminate
the need for potential revisions due to change in designs. Consequently, staff
recommends the amendment as requested by The Irvine Company.
