Dear Council Members:
We have attended almost all of the Planning Commission
meetings in regards to the development of the area between
Browning, Myford, I-5 and Bryan Avenue.
Concerns have been expressed numerous times over flooding,
density, parking standards and traffic congestion. The
density has been decreased by the Irvine Company. It
would have been nice to have had the density decreased
more; however, guess you can't have everything. Parking
was adjusted somewhat. Traffic congestion won't be re-
lieved until some of these other planned, but not funded,
roads are built. Flooding won't happen to this new pro-
ject as berms are being built around the auto center and
the Phase I residential area. Since Browning Avenue and
Bryan Avenue are at the peak of a slight hill, when the
drainage channel overflows, instead of going out into the
field where it previously went and finally soaked in, it
can now go down Browning Avenue toward the freeway into
those homes and back Bryan Avenue towards Red Hill to out
housing tract and flood our homes instead.
We are getting a real bargain from this project:
1. Density from what was zoned 4 units per acre to
an average of 13.
2. More traffic congestion.
3. The possibility of being flooded out.
Please discuss this major project and consider the resi-
dents in the area too.
