RECOI~ENDED ACTION:
Pleasure of the Council. Should the Council approve the revised plan, it is
recommended that final elevations, showing all sides of proposed structures, be
be a requirement of building permit plan check submittals.
BACKGROUND:
On June 17, 1985 the Council approved Use Permit 85-9 authorizing development of
a combination retail/office complex. As a condition of approval, final building
design is subject to Council review and approval.
DISCUSSION:
Included with this transmittal are the latest architectural revisions for the
Carver Development project. Modifications have been made to both the retail and
office structures.
Alterations to the retail center consist of adding glass store front areas along
Main Street as well as additional roof elements intended to soften the stark
appearance of the elevations.
The office elevations have also been modified. Recessed window areas along the
ground floor are now framed with an arched pattern rather than the rectangular
style utilized in previous submittals. Some of the second floor windows have
also been altered to reflect the arched pattern. Additionally, at each end of
the building, a tile hip type roof is now proposed.
The architectural modifications outlined in this report were submitted in
response to concerns expressed by the Council. If these concerns have been
adequately addressed, then it would be appropriate for the Council to approve
the final design so that the project may be submitted for structural plan
check. Further, if this design is approved, it is recommended that elevations
(all sides) be included with the complete plan check documents. Finally, prior
to the issuance of building permits it is recommended that a complete color
board be submitted for review and approval of the Director of Community
