RECOI~ENDED ACTION:
Approve the design review for 13882 Newport Avenue by the adoption of Resolution
No. RDA 85-11.
PROdECT ANALYSIS:
The proposed project site is located on Newport Avenue at Bonita Street.
Presently, there are six (6) older homes which will be demolished for this
retail center. The site plan shows eight small retail shops totalling 7,600
square feet with 38 parking spaces. The parking provided meets code with one
space per 200 square feet of floor area.
As proposed, the one-story building will be constructed with an exterior
consisting of cream colored wood siding with dark green woodtrim. When
considering the materials used and the design, this project is compatible with
other structures in the immediate area and would be a positive addition within
the South Central Redevelopment Area.
At present, there are three large old Ash trees on Newport Avenue. It is the
intention of the developer to try and save one of those trees which is closest
to the corner of Newport and Bonita. The other two ash trees will be replaced
with two 36" box trees in the landscaped area along Newport Avenue. The Ash
tree is a very dirty and brittle type tree. In addition, the existing roots on
these old trees have surfaced to grade level which means that any grade changes
would probably kill the trees.

A RESOLUTION OF THE COMMUNITY REDEVELOPMENT AGENCY OF
THE CITY OF TUSTIN, CALIFORNIA· APPROVING THE DESIGN
OF A RETAIL COMMERCIAL CENTER AT 13882 NEWPORT AVENUE
The Community Redevelopment Agency of the city of Tustin does hereby
approve the design of the retail commercial center at 13882 Newport Avenue
based upon the following findings:
The design of the project is compatible with the goals and objectives
of the Redevelopment Agency.

The design of the building is compatible with other structures in the
immediate area.
The project will be a positive addition
aesthetically as well as economically.
