FOR THE FINAL PORTION OF LAND UNDER THE ORIGINAL MAP FOR THE
TUSTIN-IRVINE INOUSTRIAL COMPLEX
RECOI~ENDATION:
Approve Revised Tentative Tract 8451 by the adoption of Resolution No. 85-100.
PROJECT ANALYSIS:
Tentative Tract No. 8451 was approved by the City Council on March 4, 1974, by
the adoption of Resolution No. 74-15. The map consisted of 302.7+ acres which
was subdivided into 76 lots plus 3 lettered lots for the Tustin-Irvine
Industrial Complex. All of the numbered and lettered lots were approved under
final tract maps except this portion.
The lots north of Walnut, west of Franklin were part of Final Tract 8590. The
lots westerly of Myford Road, north of Walnut were part of Final Tract 8603.
All of the lots south of Walnut, westerly of the spur line were part of Final
Tract 8763. The lots located at the southwesterly corner of Myford and Walnut
were part of 10401. Only these 12.5 acres remain from the original tentative
tract map. (See Exhibit "A".)

The applicant is now requesting authorization to reinstate this tentative map to
create one lot of 12.5 acres for the final portion of land under the original
map.
The proposed map is in conformance with the Tustin Area General Plan and the
Planned Community District Regulations for the Tustin-Irvine Industrial District
{Ordinance No. 611). On September 23, 1985 the Planning Commission recommended
approval of this tentative map by the adoption of Resolution No. 2270.
The conditions of approval are listed in Resolution No. 85-100.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, APPROVING REVISED TENTATIVE TRACT
MAP NO. 8451
The City Council of the City of Tustin does hereby resolve as follows:

The City Council finds and determines as follows:
That Revised Tentative Tract No. 8451 was submitted by Adams,
Streeter Engineers on behalf of the Irvine Company, pursuant to
Ordinance 847 for the purpose of creating one lot for the
property known as a portion of Lot 188, Blocks 45 and 63 of
Irvine Subdivision recorded in Book 1, page 88 of miscellaneous
map records of Orange County.
That said map is in conformance with the Tustin Area General
Plan and the Planned Community District Regulations for the
Tustin-Irvine Industrial Complex.
That an Environmental Imapct Report was previously certified for
this project (EIR 73-1).
The City Council hereby approves Revised Tentative.Tract 8451 subject
to the following conditions:
All applicable conditions of approval for the· previously
approved Tentative Tract No. 8451 shall apply to this map (Res.
No. 74-15).

Construction and/or replacement of all missing or damaged public
improvements along Dow Avenue adjacent to this tract will be
required at the time of development and shall include but not be
limited to the following:
a. Curb and gutter
b. Sidewalk (if required)
c. Drive apron(s)
d. Street lights
e. Street trees
f. Domestic water/fire service
g. Sanitary sewer lateral
A grading plan shall be required at the time of development and
should be based on the Orange County Surveyor's bench mark
datum. The finished pad elevation must be set at a minimum
elevation of 59.00 which is one foot above the base flood
elevation of 58.00.
In the event the City has established an Eastern Corridor Fee
Program at the time a building permit is issued, this
development will be required to pay the established fee.

The southerly right-of-way line of Dow Avenue shall be revised
to reflect that the right-of-way provide a standard knuckle
intersection at Dow Avenue and Myford Road per city standards.

RESOLUTION NO. 74-15
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TUSTIN APPROVING TENTATIVE TRACT MAP NO. 8451 OF
THE IRVINE INDUSTRIAL COMPLEX.
The City Council of the City of Tustin does hereby
resolve as follows:
1. The City Council finds and determines:
Subject area and proposed development is in
conformance with the Tustin Area General Plan
and is authorized for development as a Planned
Community Industrial and Support Commercial
District.
An Environmental Impact Report has been adopted
by the City Council for the subject area and con-
ditions imposed to mitigate against adverse
impacts.

By adoption of Ordinance No. 611, February 4, 1974
the City Council approved the Zoning of said parce
into the Planned Community District (Industrial
and Support Commercial), and adopted specific
regulations and conditions of the zone change
action.
2. The City Council hereby approves Tentative Tract
Map No. 8451 subject to the following conditions:
Conformance to all the conditions of Zone Change
73-6 as outlined on Planning Commission Res-
olution No. 1382 dated December 10, 1973, and
Ordinance No.' 611 as adopted on February 4,
1974, and the Planned Community District Reg-
ulations.

Final determination of location of the easterly
boundary so that the tract boundary will be
coincidental with either the centerline or the
westerly right-of-way line of the future Myford
Road. Extent of road improvements along Myford
Road to be determined at the time the final
alignment and City boundary is determined.
Annexation of the area within the Tentative Map
including the future Jamboree Road to the Tustin
Lighting District. Proof of such submission of
annexation to the County Surveyor's office will
be required prior to approval of the final map.
Installation of marbelite street lights with
underground conduit to the satisfaction of the
City Engineer.

Installation of all ~ilities underground
with no additional overhead Doles to be set
within the Droperty or adjacent to existing
or future street right-of-way.
Installation of a storm drain system either withi~
the public right-of-way or adequate easements to
provide a complete underground conduit system
as required by the City Engineer and the Orange
County Flood Control District, where applicable.
This system shall be based upon design criteria
as outlined in the Orange County Flood Control
District manuals.
Provide sanitary sewer and water facilities to
the satisfaction of the City bf Tustin and any
other applicable governmental agency~
Provision for slope easements along Jamboree
Road (future) at the crossing of the Santa Ana
Freeway (Route I-5) and at the A.T.&S.F. Rail~
road and Moulton Parkway.
Installation of embankments, landscaping and
irrigation system for slopes at the overcrossings
described in conditions No. 8 & No. 9.
Construction of the 48 ft. wide access road
within the 64 ft. wide right-of-way from Myford
Road to the Myford Road Interchange with Santa
Ana Freeway (Route I-5) to the City of Irvine
standards.
Complete i~stallation of railroad crossing and
protective devices as requir'ed by the A.T.&S.F.
Railroad and the Public Utilities Commission on
Walnut Avenue, Street "A" and Street "D" (~f
applicable).
Installation of raised traffic median islands wit
landscaping and irrigation system along Walnut
Avenue.
An agreement between the Irvine Industrial Compla
and the City of Tustin obligating the Irvine
Industrial Complex to dedicate and fully improve
Jamboree Road with paving, curbs, gutters, side-
walks (if required), street lights, raised
medians with landscaping and irrigation system
and street trees. Construction of Jamboree Road
will be predicated on the need as to when it is
connected to either Moulton Parkway or tha
Santa Ana Freeway, as specified by Planning
Commission Resolution No. 1382 and City Council
Ordinance No. 611.
Final location of Street "A" and Street "D"
intersections with Mvford Road will be subject
to vertical alignment based upon a 55 miles per
hour desiqn speed for the future over~asses at
the Santa Ana Freeway and at Moulton Parkway,

Provide adequate sight distance and enlarge curb
return radii at the intersection of Myford
Road (future) and Walnut Avenue.
Submittal of street improvement plans for
approval and installation of all street improvemer
including street paving, curb and gutter, side-
walks (if required), street lights, street
trees, driveways and storm drains per City
standards.
Final maps, based upon the Tentative Tract Map
No. 8451 shall be submitted in incremental
phases in accordance with the procedures and
requirements of Section VII A.-2 of the Planned
Community District Regulations.
