BACKGROUND:
Ordinance No. 947 had first reading by title only and introduction at
the September 16, 1985, City Council meeting.

ORDINANCE NO. 947
AN ORDINANGE OF THE CITY COUNCIL OF THE CITY
OF TUSTIN, REZONING 1782 NISSON ROAD FROM DUPLEX
RESIDENTIAL DISTRICT (R-2) TO MOBILE HOME PARK
DISTRICT (MHP) AS SHOWN IN EXHIBIT "A".
The City Council of the City of Tustin does hereby ordain as follows:
I. The City Council finds and determines as follows:

That a proper application, (Zone Change No. 85-11) has been
filed by the City of Tustin to change the zone for 1782 Nisson
Road from Duplex Residential District (R-2) to Mobile Home Park
District (MHP), as shown in Exhibit "A".
That a public hearing was duly called, noticed and held on said
application.
C. That a zone change should be granted for the following reasons:
1. That the proposed change would bring the Tustin Area
General Plan in conformance with the Zoning Map.
That the proposed change would not be ~etrimental to the
public health, safety, and welfare of the surrounding
property owners.
Development of subject property shall be in accordance with the
policies adopted by the City Council; Uniform Building Codes as
administered by the Building Official; Uniform Fire Code as
administered by the Orange County Fire Marshal; and street
improvement requirements as administered by .the City Engineer.
In accordance with the requirements of the California
Environmental Quality Act Guidelines, the subject project will
not have a significant impact on the environment and therefore a
Negative Declaration is hereby adopted.
That the planning Commission adopted Resolution No. 2236
recommending approval of Zone Change No. 85-11 to the City
Council.
The City Council hereby approves Zone Change No. 85-11 from Duplex
Residential District (R-2) to Mobile Home Park District (MHP) for
1782 Nisson Road, as shown in Exhibit "A".
PASSED AND ADOPTED at a regular meeting of the City Council, held on the
day of , 198__.
