RECOMMENDATION: That the Tustln City Council, at their meeting of October 1, 1984, accept the public improvements within Tract No. 11586 and authorize the release of the following bonds: Faithful Performance - K01530227 ................ r .... $17,500.00 Labor and Materials - K01530227 ...................... 8,750.00 Monumentation - K01530227 ............................ 1,250.00 BACKGROUND: The developer, Tustin Townhomes II, Inc. of Tract 11586, has requsted the City to accept all public improvements within the subject tract and to release all pertinent bonds. Tract No. 11586 is a residential condominium development consisting of 10 ' residentfal lots and 3 common lots and is located on the easterly side of Holt Avenue and between 292 feet and 458 feet southerly of Warren Avenue. DISCUSSION: All public improvements related to Tract No. 11586 has been-completed to the satisfaction of the Public Works Department and are ready for acceptance by the City. As a condition of tract approval, the developer was required to post the following bonds on this tracE: Faithful Performance (K01530227) ..................... $17,500.00 Labor and Materials (K01530227) ...................... 8,750.00 Monumentation {K01530227) ............................ 1,250.00 Subdivision Warranty (K01530252) ..................... 1,750.00 All bonds except for the Subdivision Warranty Bond are now ready for release. The Subdivision Warranty Bond must remain in effect for a period of one year after the dte of acceptance of public improvements by the City.
