660 W. FIRST STREET.
BACKGROUND:
Sec. 9470 Of the Tustin City Code provides that the City Council (not Planning
Commission) may grant authorization for signs which are not within the purview
of the standards outlined in the sign code. Exceptions to the sign code may be
granted when it is determined there are unusual circumstances related to the
development, and provided that any of the following criteria apply:
1. Subject property is developed with structural setback more than two times
the minimum front setback requirement of the district.
2. Subject property frontage is at least 75% of the minimum frontage
requirements for like signing.
3. Proposed signing does not exceed more than one in number nor more than 15%
in area of the aggregate size of signs authorized by the criteria of the
district.
4. The proposed signing would be in substantial conformance with the purposes
and intent of the sign code and would not constitute a health or safety
violation as described therein.
A letter from Abigail Abbott requesting the sign code exception is included as a
part of this report.

PRO~ECT ANALYSXS
The proposal submitted by Mr. Hill calls for the installation of one single
face, 20 square foot, identification sign. The size of the sign requested is
eight square feet larger than permitted for a professional office building.
However, Abigail Abbott is proposing to forego a six square foot tenant
identification sign that they would otherwise be permitted to display over the
entrance to the building.
When considered in the aggregate, the total sign area allowed for the subject
use under the Professional Office Standards would be 18 square feet. Therefore,
the proposed single sign does not exceed 15% in area of the signing otherwise
allowed for the subject address qualifying for a sign code exception.
Additionally, the site meets all other criteria required for the granting of a
sign code exception.
RECOI~E#DED ACTIO#:
It is recommended that the subject sign code exception be approved based on the
findings that all of the criteria required by the City Code have been met, and
subject to the following condition:
1. That no other signing will be. Permitted at the subject location as long as
the 20 square foot sign is in place.
The sign code exception may.be granted by minute order.

of our monument sign as Michael Hill has designed
it.
We will give up the right to any other wall
sign with the exception of the ones already
designed by Michael Hill. We also agree not ~
to request any future signs.
