Background & Discussion
At its March 12, 1984 meeting, the Planning Commission reviewed development
plans for a shopping center at the southeast corner of Centennial Way and First
Street. Staff's analysis is contained in the accompanying report to the
Planning Commission.
The Commission found the project to be in compliance with development standards
and offered no recommendation for addition to the project.
Recommendation
Based upon staff analysis ~approve the site.plan and archiiectural elevations 'by
the adoption of Resolution No. RDA 84-6.

A RESOLUTION OF THE COMMUNITY REDEVELOPMENT AGENCY OF THE
CITY OF TUSTIN, CALIFORNIA, APPROVING THE DESIGN OF A
4,307 SQUARE FOOT RETAIL COMMERCIAL BUILDING AT THE
SOUTHEAST CORNER OF CENTENNIAL WAY AND FIRST STREET
The Community Redevelopment Agency of the City of
Tusttn, California does hereby approve the use and
design of the proposed retail commercial building to be
constructed at the southeast corner of Centennial Way
and First Street based on the following findings:
The design and proposed use of the project, subject
to conditions of approval, are compatible with the
goals and objectives of the Town Center Redevelopment
Project Plan.
The architectural and physical design of this project
are compatible and consistent with other
architectural styles of buildings within the
immediate area.

That based on the analysis contained in the report to
the Planning Commission dated March 12, 1984, the
project should be a positive addition to the
community.
That final development plans shall be reviewed and
approved by the Director of Community Development
prior to permit issuance.
PASSED AND ADOPTED at a regular meeting of the Community
Redevelopment Agency held on the lgth day of March, 1984.

The subject property is the vacant ARCO serv.tce station at the southwest corner
of First Street and Centennial Way. The applicant's plans Indtcate the
development of a 3-untt commercial center wtth ~wo (2) fast food outlets and one
(1) ~etatl store of 2,000 square feet.
The project generally conforms to all provisions of the zoning code and
development standards. Staff would only recommend that a planter (4' wide) be
provided adjacent to parking space No. 15. This can eastly be accommodated by
shifting the line of spaces easterly by that distance. Staff wtll further
require that an equipment screen be designed for the building, tf needed, and
complete landscape plans included in the construction documents prtor to ffnal
approval. Plans fndtcate three of the four existing palm trees are to remain.
The contemporary architectural style is compatible with those structures in the
area and will ~e a positive addition. Staff will require a master sign plan
submitted by the property owner prior to the issuance of any sign permits.
