Professional District Background & Discussion At its meeting on January 23, 1984, the Planning Commission was informed the proposed office project at the northwest corner of Holt Avenue and Irvine Boulevard. The item was received and filed by the Commission. The proposal of a 18,600 square fpot office structure at the si.to is. appropriate and the architectural treatment, as mentioned in the Planning Commission report is compatible with .surrounding developments. A survey was conducted subsequent to the writing of that report which reveals a large number of the mature trees along the northern property line will need to be removed due to the parking lot construction. The final design and conditions of approval will be by the review of the Director of Community Development. Recom~ndatton Approval of the development plan as provided in Section 324 of the Town Center Area Redevelopment Project by the adoption of Resolution No. RDA 84-4. Senior Planner AGW:jh Attachments: Plans Planning Commission Report Draft Resolution Report to the Planning Commission NEW BUSINESS NO. 2 JANUARY 23, 1984 SUBJECT: APPLICANT: LOCATION: ZONING: Design Review - Commercentre, Phase III Burnett-Ehline Northwest Corner of Holt Avenue and Irvine Boulevard Professional District Planning staff has reviewed a preliminary plan submittal for an office building of 18,600 square feet for the vacant corner at Holt Avenue and Irvine Boulevard. The structure will be two stories and located near the intersection with the parking .accommodation westerly along the Irvine Boulevard frontage. Eight of the spaces,, however, are within the future Irvine Boulevard public right-of-way. The building elevations will display an exterior brick facade with a standing seam metal roof. Concern over the continued privacy of the rear yards of the residential properties to the north resulted in the use of six-foot-high second story windows and skylites along the rear elevation. Also it is the intent of the developer, Burnett-Ehline Company to retain as many of the mature north property, line Eucalyptus trees as possible. Some trees, however, may be lost during construction and in time due to the pavement at their base. The plant material proposed for the site is similar to that of the Phase I project directly across the intersection. The development proposal satisfies all provisions of the Professional District and Development standards. Recom~ndatton Receive and file. RDA 84-4 A RESOLUTION OF THE COMMUNITY REDEVELOPMENT AGENCY OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING THE DESIGN OF A 18,600 SQUARE FOOT OFFICE BUILDING AT THE NORTHWEST CORNER OF IRVINE BOULEVARD AND YORBA STREET The Community Redevelopment Agency of the City of Tustin, California does hereby approve the use and design of the proposed office building to be constructed at the northwest corner of Irvtne Boulevard and Yorba Street based on the following findings: Ae The design and proposed use of the project, subject to conditions of approval, are compatible with the goals and objectives of the Town Center Redevelopment Project Plan. The architectural and physical design of this project are compatible and consistent with other architectural styles of buildings within the immediate area. Ce That based on the findings, determinations and conditions contained in the Community Development report of January 23, lg84 to the Planning Commission the project should be a positive addition to the .community. D. That final development plans shall be reviewed and approved by the Director of' Community Development prior to permit issuance.
