Background & Discussion
A Tentative Tract Map has been submitted requesting the subdivision of .623
acres into 13 lots for 13 townhomes and 1 lot for the common open space
area. A use permit (83-27) has been approved to construct the 13 townhomes
in conjunction with this map.
This proposal is in conformance with the Tustin Area.General Pian which is
multiple-family residential.
On December 12, 1983, the Planning Commission recommended approval of this
map by the adoption of Resolution rio. 2126.
Recom~ndation
Uphol~ the findings of the Planning Commission and approve Tentative Tract
Map No. 12106 by the adoption of Resolution No. 84-3.

RESOLUTION NO. 84-3
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF TUSTIN, CALIFORNIA, APPROVING
TENTATIVE TRACT MAP 12016
The City Council of the City of Tustin does hereby resolve as
follows:
I. The City Council finds and determines as follows:
A. That a proper application was filed by Mark Ainslie
on behalf of Ainslie Development pursuant to the
provisions of the Subdivision Ordinance No. 847 for the
purpose of creating a 14 lot {13 townhomes and 1 common
lot) subdivision from Lots 6, 7, and 8 in Block B of
Martin's addition as shown on a map recorded in Book 19,
page 79 of Miscellaneous Records, Los Angeles County.
B. That said map is in conformance with the Tustin Area
General Plan.
C. A Negative Declaration has been applied for to
conform with the California Environmental Quality Act
and is hereby approved.
II. The City Council hereby approves Tentative Tract Map
No. 12106, subject to the following conditions:
1. submission of CC&R's to the City Attorney's office
for review and approval prior to any Council action on
the final tract map.
2. Provision for an individual sanitary sewer (service
from alley) and domestic water service to each
residential lot and a separate water meter for the
common area.
3. Submission of a final grading plan for review and
approval.
4. Preparation of improvement plans for and construction
of, but not limited to, the following public works
improvements to the satisfaction of the City Engineer:
a. street paving;
b. curb and gutter;
c. sidewalk;
d. street trees;
e. street lights;
f. water mains;
g. cable television conduit;
h. alley pavement as needed adjacent to this
development;
i. cross gutter and spandrel.

5. Payment of the following fees:
a. Orange County Sanitation District No. 7 in the
amount of $250/dwelling unit.
b. East Orange County Water District in the amount
of $500/dwelling unit.
6. Payment of Parkland Dedication fees.
7. Provide easement for the two buildings encroaching
into Lot 14 (common area) which shall terminate when
the buildings are removed.
8. The final map shall show the correct location of all
utilities including water.
PASSED AND ADOPTED at a regular meeting of the Tustin City
Council held on the 3rd day of January, 1984.
