Background & Discussion
In August, 1980, Use Permit 80-16 was approved by the Planning Agency to
authorize the construction of a 3-story (17,180 sq.ft, office area) office
condominium. Tentative Tract Map No. 11185 was also approved to allow for
the condominium subdivision. Building plans were approved and permits
issued for construction in June, 1981. Construction activity was never
started and as a result, the Use Permit expired. The applicant has
therefore resubmitted an application for extension of the Use Permit
approval.
To refresh the memories of the Planning Agency Members, the proposal con-
sists of two stories of office floor area placed atop an at-grade parking
lot. The site of the project is the now closed Ryder Truck Rental facility
at the southern terminus of E1Camino Way. The building is to have wood
siding with composition shingle roofing. The height of the structure is
just over 47', measured from parking lot grade.
The prima~ reason for the delay in construction was the availability of
construction financing. The extention is being requested because the
construction of condominiums is pivotal to the development plan of the
applicant.

A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN, AUTHORIZING THE DEVELOPMENT
OF A PROFESSIONAL OFFICE CONDOMINIUM BY THE
EXTENSION OF USE PERMIT NO. 80-16.
The Planning Agency of the City of Tustin does hereby resolve as
follows:
I. The Planning Agency finds and determines as follows:
A. That a proper application for Use Permit 82-3 was
filed on behalf of Mr. Mark Kornwasser for authoriza-
tion to extend the time period of Use Permit No. 80-16
which authorized the construction of a 3-story office
condominium at 730 E1 Camino Way by the Planning
Agency's adoption of Resolution No. 1907.
B. That a public hearing was duly called, noticed, and
held on said application.
C. That the~extentton of Use Permit 80-16 for the use
applied for will not, under the circumstances of this
case, be detrimental to the health, safety, morals, com-
fort or general welfare of the persons residing or
working in the neighborhood of such proposed use, evi-
denced by the following findings:
1. This is in conformance with the Land Use Element of
the Tustin Area General Plan.
2. The proposal is in conformace with existing stand-
ards for development of the City.
II.
The Planning Agency hereby grants an extentlon of Use
Permit No. 80-16, as applied for, subject to the
following conditions:
A. Compliance with all provisions of Planning Agency
Resolution No. 1907 shall be required.
B. Extension of Use Permit 80-16 shall be for one (1)
year from the date of this resolution.

A. The developer shall comply with the Subdivision Ordinance and

B. Developer ahstl be required to make a payment of $50 per tree
fo the City for planting of strpet trees at 40' on center for
El Camino Way.
C. All public improvements to be constructed in conjunction with
this development shsll be completed prior fo the issusnce of
any Certificate of Occupancy. Improvements shall include, but
not be limited to~ the following:
Curb and gutter
