DISCUSSION
Staff has reviewed preliminary plans for the redevelopment of the Fricker
Chemical property on Newport Avenue. The plan calls for the construction
of a 29,000 sq. ft. (28,500 sq. ft. net) office building with accompanying
parking area to the rear of the lot.
The development satisfies the design criteria of the district. The struc-
ture is set back the required fifteen (15) feet from the arterial highway,
however, the architect is proposing the inclusion of fourteen (14) foot
high brick planters three (3) feet into the setback area. Similar exten-
sions into setbacks such as eaves, canopies, chimneys, etc., are authorized
in the zoning code. These planters do not form any structural support
function to the building.
Staff believes the architectural style is appropriate to the area. The
strong horizontal influence of the parapet eave and window frames help to
"visually" reduce the height. The Fire Code requires that this building be
provided with a fire sprinkler system and full street improvements will be
required.
