Proposal
Initiated by the City Council
17311,17341 McFadden Street
To change the Tustin Area General Plan from multi-family
residential designation to a commercial designation
RECOI~14ENDED ACTION
Recommend to the City Council approval of General Plan Amendment 82-1(A) by
the adoption of Resolution No. 2031.
BACKGROUND & DISCUSSION
The subject properties were part of the "B"/McFadden Streets annexation
No. 120 which became part of the City in June, 1979. The areas was pre-
zoned R-3 and the General Plan designation is multiple-family residential.
At present, there is a single-family dwelling on each property.
Staff suggests that this change from residential to commercial would be
logical since McFadden is an arterial and not suited for a single-family
neighborhood. Two shopping centers are located directly across the street
and nearby Newport Avenue is also commercial.

A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN, RECOMMENDING AN AMENDMENT TO
THE LAND USE LEMENT OF THE GENERALPLAN FOR
PROPERTIES AT 17311 & 17341 MCFADDEN STREET
The Planning Agency of the City of Tustin does hereby resolve as
follows:
I. The Planning Agency finds and determines as follows:
A. That Section 65356.1 of the Government Code of the
State of California provides that when it is deemed to
be in the public interest, the legislative body may
amend a part of the General Plan.
That in accordance with Section 65356 of the Government
Code of the State of California, a public hearing was
duly advertised and held on May 17, 1982 to consider
General Plan Amendment 82-1(A) to reclassify the parcels
of land at 17311 and 17341 McFadden Street from the
Multiple-Family classification to the Commercial
