RECOI~4ENDED ACTION
Staff recommends Use Permit 81-12 be extended for a period of one (1)
year. The new expiration date would be May 18, 1983. The extension may be
granted by Minute Order.
BACKGROUND
On May 4, 1981, the City Council granted final approval to Specific Plan
No. 6 for the area bounded by Warren Avenue to the north, the North Tustin
Channel to the south, Holt Avenue to the west, and the E1Modena channel to
the east. The total acreage for the site is approximately five (5) acres.
Subsequently, on May 18, 1981, the Planning Agency approved Use Permit
81-12 granting authorization for the development of a two phase, 20 unit
townhome project for 14512 Holt Avenue. The proposed project falls within,
and is in conformance with, Specific Plan No. 6.
Since the date of approval, the project has been sold to Tustin Townhomes,
Inc.
DISCUSSION
As a result of the sale of the project and the current economic situation,
the applicant has requested an extension of the Use Permit for a period of
one year.
The applicant has indicated the project is to be built as approved by Use
Permit 81-12. Staff has the opinion the extension should be granted as
requested. It is felt the criteria set forth in Specific Plan No. 6 will
insure the project will be built to the standards desired for this
particular area. In any event, a substantial change in the project would
require an amendment to the Use Permit and necessitate Planning Agency
approval.
