security personnel in the northeast corner of the Trinity
parking lot
BACKGROUNO & DISCUSSION
Residential uses are allowed in the industrial district for caretakers/
security personnel when used in conjunction with a permitted use, subject
to a use permit. Trinity Broadcasting is requesting authorization to place
a mobile residence in the parking lot for their caretaker in order to
provide 24-hour security for their facility.
The enclosed site plan shows the location of two (2) parking spaces to the
southerly property line. This method of relocating parking spaces is not
acceptable because the proposed spaces are in the drive through area of the
adjacent property. Staff recommends that the parking along the westerly
property line be restriped into compact spaces to accommodate for those
spaces lost to house the mobile home.
All the conditions of approval are listed in Resolution No. 2029.

A RESOLUTION OF THE PLANNING AGENCY OF THE
CITY OF TUSTIN, AUTHORIZING THE USE OF A
MOBILE HOME AS A CARETAKER'S RESIDENCE FOR
TRINITY BROADCASTING NETWORK, INCORPORATED
The Planning Agency of the City of Tustln does hereby resolve as
follows:
I. The Planning Agency finds and determines as follows:
A. That a proper application, (Use Permit No. 82-7), has
been filed by Trinity Broadcasting requesting a mobile
home as a caretaker's residnece at 1401 Chambers Road.
B. That a public hearing was duly called, noticed and
held on said application.
C. That establishment, maintenance, and operation of the
use applied for will not, under the circumstances of
this case, be detrimental to the health, safety, morals,
comfort, or general welfare of the persons residing or
working in the neighborhood of such proposed use,
evidenced by the following findings:
1. The proposed use is in conformance with the Land Use
Element of the Tustin Area General Plan.
2. The residential accessory use will aid in the proper
managment and control of the facility.
D. That the establishment, maintenance, and operation
of the use applied for will not be injurious or detri-
mental to the property and improvements in the neighbor-
hood of the subject property, nor to the general welfare
of the City of Tustin, and should be granted.
E. Proposed development shall be in accordance with the
development policies adopted by the City Council, Uni-
form Building Codes as administered by the Building
Official, Fire Code as administered by the Orange County
Fire Marshall and street improvement requirements as
administered by the City Engineer.
F. This project is categorically exempt from the re-
quirements of the California Environmental Quality Act.
G. Final development plans shall require the review and
approval of the Community Development Department.

II. The Planning Agency hereby approves Conditional Use
Permit No. 82-7, to authorize the use of a mobile home as a
caretaker's residence for Trinity Broadcasting Network, Inc.
subject to the following conditions:

Submission of plans for review and approval by the
Irvine Company.
The proposed mobile home should be connected to the
sanitary sewer in Chambers Road. Reference Drawing No.
Rs-go7M on file in the City Engineer's office for
lateral location.

The caretaker's residence shall be maintained and
operated as to not be detrimental to the health, safety
or general welfare of adjacent properties.
Elevations for the mobile home shall be submitted for
review and approval by the Community Development
Director. The undercarriage shall be screened if
necessary.
The westerly end of the parking lot shall be restriped
into compact spaces to accommodate for the three spaces
that will house the mobile home.
F. The mobile home shall comply with all State regulations.
G. Provide 2A iOBC extinguisher in mobile home

shall in no way be obstructed by either mobile home or
change in parking.
PASSED AND ADOPTED at a regular meeting of the Tustin Planning
