Northwest corner of Redhill and Warner Avenues (Planned Community Industrial District) Authorization to develop an industrial/corporate headquarters complex RECOI~4E#OEO ACTION This report is for Planning Agency information, no action is required. BACKGROUND & DISCUSSION The site is a part of the original 1trine Industrial Complex which was approved by the City in 1968 by Zone Change Ordinance No. 400. Adopted with the industrial land use designation was the Planned Community District regulations which established development standards for the area. The plans call for the construction of three (3) two-story structures, each with loading dock facilities, The access to the site is by one driveway on Redhill, located midway on the property line and by two driveways off of Warner Avenue (one shared with the property to the west). The attached Development Review Summary lists the project statistics. The Irvine Company has reviewed the plans and approved them with the following stipulation: "Tenant improvement plans shall be submitted to the Irvine Company for verification of compliance with permitted uses prior to any lease agreements." This condition will help insure that only industrial-related uses will be locating within the complex. Two items of concern yet to be resolved are as follows: 1.) The landscaping treatment above the drainage easement along the northern property line, and; Chaiman & Planning Agency July 6, 1982 Page 2 2.) The installation of a traffic control island along Redhill Avenue directly in front of the subject property. The owner is questioning the need of such a device. The City staff will be working with the developer to resolve these issues. FI)~)ING$ & CONCLUSIONS The proposed project complies with the City's development guidelines and with the district regulations of the Irvine Industrial Complex. If the Planning Agency has no concerns, staff will issue building permits for the project upon approval of plan check drawings.
