On December 7, 1981, the Planning Agency approved a revised site plan which included only a few minor modifications. A tract map for the subdivision is being considered under New Business. DISCUSSION The Use Permit, as requested, is only for the conversion of the proposed office building for condominiums. In regard to any plans that will be submitted in the future, all requirements and conditions of Use Permit 80-3 still apply and no deviations will be permitted. The Planning Agency finds and determines as follows: A. That a proper application, amended Use Permit 80-3, has been filed by Burnett-Ehline to allow the proposed office structure to be sold as an office condominium concept. B. That a public hearing was duly called, noticed and held on said application. C. That establishment, maintenance and operation of the use applied for will not, under the circumstances of this case, be detrimental to the health, safety, morals, comfort or general welfare of the persons residing or working in the neighborhood of such proposed use, evidenced by the following findings: 1. The proposed use is in conformance with the Tustin Area General Plan. 2. The proposed use is in conformance with the Zoning Code, as amended. D. That the establishment, maintenance and operation of the use applied for will not be injurious or detrimental to the property and improvements in the neighborhood of the subject project, nor to the general welfare of the city of Tustin, and should be granted. E. Proposed development shall be in accordance with the development policies adopted by the City Council; Uniform Building Codes as administered by the Building Official; Fire Code as administered by the Orange County Fire Marshal; and street improvement requirements as administered by the City Engineer. F. This project previously had a Negative Declaration approved to comply with the California Environmental Quality Act. F. The Planning Agency hereby approves the amendment to Use Permit No. 80-3, to authorize the proposed office structure at 18302 1trine Boulevard to be sold as an office condominium concept subject to the following conditions: A. The final site plan shall be standardized and reflect all appropriate City standard drawing numbers. The developer shall construct all missing or damaged street improvements to said development per the City of Tustin "Minimum Design Standards of Public Works" and "Street Improvement Standards." This work shall consist of, but is not limited to: curbs and gutters, sidewalks, drive apron and street pavement. B. A tentative and final tract map shall be submitted for review and approval. C. Submission of C.C.&R.'s to the City Attorney shall be required for review and approval. D. The site shall develop a master sign plan per Ordinance No. 684. £. All conditions of Use Permit 80-3, as contained in Resolution No. 1875, shall be incorporated into this use permit request.
