BACKGROUNO & DISCUSSION
The subject map is a 3-lot subdivision consisting of 134,318 sq. ft. which
is located on the easterly side of Holt Avenue from the south side of
Irvine Blvd. southerly to Newport Ave. This property is being subdivided
for condominium purposes for a proposed office building.
A Use Permit was previously approved (80-3) and subsequently amended to
construct these office condominiums. The map is in conformance with the
Tustin Area General Plan.

adoption of Resolution No. 2043.

RESOLUTION NO. 2043
A RESOLUTION OF THE PLANNING AGENCY OF
THE CITY OF TUSTIN, RECOMMENDING APPROVAL
OF TENTATIVE TRACT NO. 11829
The Planning Agency of the City of Tusttn does hereby resolve as
follows:
I. The Planning Agency finds and determines as follows:
A. That Tentative Tract Map No. 11829 was submitted
to the Planning Agency pursuant to Ordinance No. 847
by Jack Norris on behalf of Burnett-Ehline to create a
three-lot subdivision for condominium purposes from
properties described as the westerly 228 feet measured
from centerline of Holt Avenue, of that portion of Lot 9
of the Vanderlip Rowan Tract, as per Map recorded in
Book 5, Page 160 of Miscellaneous Records of Los Angeles
County, California.
B. That this project previously had a Negative
Declaration approved to comply with the California
Environmental Quality Act.
C. That the proposed division is in conformance with the
Tustin Area General Plan.
II.
The Planning Agency hereby recommends to the City
Council approval of Tentative Tract Map No. 11829 sub-
ject to the following conditions:
1. All conditions of Resolution No. 1875.
C.C.&R.'s should be submitted to the City for review
and approval and should contain reciprocal easements
for parking, access, and all utilities between Parcel
1 and Parcel 2. In addition, some statement out-
lining the surface rights on the adjoining O.C.F.C.D.
right-of-way (El Modena-Irvine Channel) should be
included.
All vehicular access rights to Newport Avenue, Holt
Avenue, and Irvine Boulevard will be required to be
dedicated to the City of Tustin, except at those
points as shown on the approved site plan for Use
Permit No. 80-3.
PASSED AND ADOPTED at a regular meeting of the Planning Agency held
on the day of , 1982.
