RECOI~NDED ACTION
That the Agency recommend to the City Coucil that Tentative Tract Map No.
11476 be extended to May 18, 1983 to coincide with the expiration date of
Use Permit 81-12.
BACKGROUND
Since May, 1981, the Planning Agency and City Council have both taken
actions concerning the proposed twenty-unit townhome project at 14512 Holt
Avenue.
May 4, 1981 - Final approval for Specific Plan No. 6
May 18, 1981 - Use Permit 81-12 approved authorizing a two-phase, twenty-
unit townhome project
June 1, 1981 - Tentative Tract Map 11476 approved
May 17, 1982 - Use Permit 81-12 extended to May 18, 1983
DISCUSSION
The applicant is requesting that Tentative Tract Map No. 11476 be extended
for five months to run concurrent with Use Permit 81-12. As it stands now,
the Tentative Map will expire on December 1, 1982, while the Use Permit
will not expire until May 18, 1983.
As a condition of the Use Permit extension, the Agency required that unless
the project is underway by May 18~ lg83, a re-application will be required
prior to the construction of any project. The same condition would be
appropiate to impose on the extension of the Tract Map. With such a
condition imposed, staff recommends the Agency recommend to the City
Council that Tentative Tract Map No. 11476 be extended to May 18, 1983.
