ORDINANCE NO. 876
An Ordinance of the City Council of the City of Tustin, APPROVING THE
RE-ZONING OF THE PROPERTY LOCATED ON THE SOUTH SIDE OF MAIN STREET
BETWEEN "B" AND "C" STREETS SOUTHERLY FROM MAIN ON "B" FOR 366 FEET
AND SOUTHERLY FROM MAIN ON "C" FOR 304 FEET, FROM THE MULTIPLE-FAMILY
RESIDENTIAL (R-3) DISTRICT TO THE PROFESSIONAL OFFICE (PR) DISTRICT
(Stevens Square)
BACKGROUND ~
At the September 7, 1982, Council meeting, a Public Hearing was held
and there being no comments or objections Ordinance No. 876 had first
reading by title only and was introduced.

AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF TUSTIN, APPROV)NG THE RE-ZONING
OF THE PROPERTY LOCATED ON THE SOUTH SIDE
OF MAIN STREET BETWEEN "B" AND "C" STREETS
SOUTHERLY FROM MAIN ON "B" FOR 366 FEET
AND SOUTHERLY FROM MAIN ON "C" FOR 304 FEET,
FROM THE MULTIPLE-FAMILY RESIDENTIAL (R-3)
DISTRICT TO THE PROFESSIONAL OFFICE {PR)
DISTRICT
The City Council of the City of Tustin does hereby ordain as
follows:
I. The City Council finds and determines as follows:
A. That a proper application, (Zone Change 82-3), has
been filed by the City of Tustin, for a zone change from
Multiple-Family Residential (R-3) District to
Professional Office (PR) District for the property
located.on the south side of Main Street between "B" and
"C" Streets, southerly from Main on "B" for 366 feet and
southerly from Main on "C" for 304 feet.
B. That a public hearing was duly called, noticed and
held on said application.
C. That a zone change should be granted for the follow-
ing reasons:
That the Tustin Area General Plan currently
designates the subject property as Professional
Office.

That in order to bring the subject property into
conformance with the General Plan, a zone change to a
Professional Office is required.
That since the development on the property is
currently nearing completion and is subject to all
conditions of approval of Conditional Use Permit
80-1, Zone Change 82-3 will not have any adverse
impacts on the surrounding properties.
D. Development of subject property shall be in
accordance with the policies adopted by the City
Council; Uniform Building Codes as administered by
the Building Official; Fire Code as administered by
the Orange County Fire Marshal; and street
improvement requirements as administered by the City
Engineer.

E. Final development plans shall require the review and
approval of the Community Development Director.
F. That a Negative Declaration was previously approved
to comply with the requirements of the California
Environmental Quality Act.
II. The City Council hereby approves Zone Change 82-3 for
the above described properties from Multiple-Family
Residential (R-3) District to Professional Office (PR)
District.
PASSED AND ADOPTED at a regular meeting of the City Council held on
the day of , 1982.
