Reconstruction of a service station facility
BACKGROUND
This Standard Oil station has been in existence in the City for several
years. Since the site has no previous use permit approval, and this
proposal constitutes a complete reconstruction of the station, a use permit
was required. The proposed reconstruction was reviewed utilizing the
Service Station Development Guidelines.
DISCUSSION
As proposed, the site plan substantially conforms to the service station
guidelines. Because of site constraints, the service station was unable to
design the service bays facing away from the street, but site and
architectural improvements will enhance the appearance of the area.
The proposal also includes a change to the existing pole sign, which was
approved in 1971 for a total of forty-seven (47) square feet per face, with
a maximum height of twenty-five (25) feet. The new sign will be a maximum
height of eighteen (18) feet, with a total of twenty-seven (27) square feet
per face. A price sign of 46"x72-1/2" will be included. This proposed
pole sign is in substantial conformance with sign code guidelines for
service stations.
