Clyde Carpenter on behalf of Texaco, Inc.
14041 Newport Avenue
C-1 (Retail Commercial)
Reconstruct the existing service station into two self-serve
fueling islands, self-service carwash and convenience store
BACKGROUND & DISCUSSION
This property was brought into the City as part of Annexation No. 93 in
June, 1976. The property was pre-zoned C-1 (Retail Commercial) to coincide
with the uses fronting on Newport Avenue.
The owners are now requesting authorization to reconstruct the entire site
from the existing use of the service station to two fueling service islands
along with a convenience store (which will permit the cashier to control
the dispensing of fuel products) and a self-service carwash.
The applicant is also requesting authorization to change the following
signs:
A freeway identification sign now exists on the rear of the property
which is fifty (50) feet in height. This sign was allowed by a
variance twenty years ago from the Orange County Planning Commission.
They are now proposing to change this freeway sign to a more
contemporary facing of approximately the same size (200 square feet)
and the same height (50 feet).
A pole sign now exists on the Newport Avenue frontage which is fifteen
(15) feet in height. The applicant is proposing to install a new pole
sign of forty-two (42) square feet with pricing attached (another
thirty square feet).
Recently two pole signs have been approved for similar uses on Newport
Avenue which were twenty-seven (27) and thirty-two (32) square feet
respectively. Staff recommends that the pole sign not exceed 32
square feet plus pricing signs. The applicant will present some sign
sketches at the public hearing.
