TO: FROM: S UBJ ECT: Honorable Chairman & Planning Agency Members Community Development Department Use Permit 82-31 Applicant: Location: Request: First Corniche Limited I 660 W. First Street (CG-PUD) Authorization to develop a 11,700 square foot office and retail commercial building in the Commercial General District BACKGROUND & DISUCSSION At the December 6, 1982 meeting, the applicant requested approval for a 12,856 square foot building which provided for the following features: 10,703 square feet office area 2,153 square feet retail area 45% compact car spaces The Planning Agency believed the project relied too greatly on the use of compact parking spaces and also that the site might be overdeveloped. The hearing was continued to allow the applicant an opportunity to meet with members of the Agency and discuss suggestions for redesign. The revised plan provides for a structure of 11,700 square feet of office area with 43 parking spaces. The floor area is a reduction of 1,156 square feet from the previous proposal. The parking ratio provides one space per 272 square feet of floor area. With the extra parking, as much as 2,000 square feet can be used for retail store area. FINDINGS & CONCLUSIONS 1. From the initial proposal (November 15, 1982), there has been a reduction of 1,500 square feet. 2. The parking accommodations exceed the minimum district requirements and satify minimum development standards for design. RECO~NDED ACTION Pleasure of the Agency. A revised draft resolution (No. 2067) is included for the Agency's consideration.
