First Street Tustin, CA 92680 14772 Plaza Drive Planned Community Professional/Specific Plan No. 4 A Negative Declaration was previously approved for the project Site and architectural review of proposed office Background &Oiscusston On November 28, 1983, the Planning Commission approved Variance 83-9 for Lewis. Properties, Inc., authorizing construction of an office building at 14772 Plaza Drive. Lewis Properties intends to use the office as their corporate headquarters. Variance 83-9 granted minor deviations from the front and side yard setback requirements of' Specific Plan No. 4. The subject property is within the boundaries of the Town Center Redevelopment Area. Site Analysts The site is the last undeveloped parcel on Plaza Drive just north of Irvine Boulevard. The proposal as apprqved by the Planning Commission permits a 2'-6" encroachment of the building into the 20-foot front setback near the northwest corner of the site. Also, architectural columns along ~he northern elevation would be placed 2'-6" into the lO-foot side yard setback. Both of these deviations from Specific Plan No. 4 are considered minor. Other projects along. Plaza Drive have been constructed with setbacks .similar to those approved to the subject proposal. As approved, the project meets all other requirements of Specific Plan No. 4. The parking spaces provided are all at-grade and open. Architectural Design As proposed, the two-story, 29'-6" building will be constructed with an exterior consisting of a light gray stucco, with a darker gray accenting wood shingle roof. When viewed from the western elevation, the roof slopes from the top of the building to a point 11'-6" above the ground; giving the appearance of a building lower than 29'-6". Design Review - 14772 Plaza Drive December 19, 1983 Page 2 When considering the materials used and the design, this project is compatible with the other structures in the immediate area and would be a positive addition within the Town Center Redevelopment Project Area. Recommendation That Resolution No. RDA 83-8 be adopted affirming Planning Commission approval of Variance 83-9. RDA 83-8 A RESOLUTION OF THE COMMUNITY REDEVELOPMENT AGENCY OF THE CIl~ OF TUSTIN, CALIFORNIA, APPROVING THE DESIGN OF AN OFFICE BUILDING TO BE CONSTRUCTED AT 14772 PLAZA DRIVE AS APPROVED BY THE PLANNING COMMISSION VARIANCE NO. 83-9 The Community Redevelopment Agency of the City of Tustin, does hereby approve the design of a proposed office building to be constructed at 14772 Plaza Drive based on the following findings: The design of the project is compatible with the goals and objectives of the Redevelopment Agency. The design of the building is compatible with other structures in the immediate area. That based on the findings, determinations and conditions contained in Planning Commission Resolution No. 2122, the project should be a positive addition to the Redevelopment Area. PASSED AND ADOPTED at a regular meeting of the Community Redevelopment Agency, of the City of Tustin, California, held on the 19th day of December, 1983. Ronald B.
