HomeMy WebLinkAboutRDA USE PERMIT 80-3 12-19-83DATE: December 19, 1983 Rr rVELOPMENT AGENCY 12-19-83 Inter-Corn FROH: SUBJECT: Honorable Chairman & Redevelopment Agency Members Community Development Department Review of Amendment No. 1 to Use Permit 80-3 Tustin Commercenter Phase I Burnett-Ehline Company Discussion The Planning Commission, on November 28, 1983, approved Amendment No. 1 to Use Permit 80-3 allowing construction of a two-story office and retail commercial building on the property generally bounded by Newport Avenue, Irvine Boulevard and Holt Avenue. Since this project is located within the Town Center Redevelopment Project Area, approval is necessary by the Redevelopment Agency prior to the Use Permit becoming effective. The Agency may also invoke necessary conditions in relation to the goals and objectives of the Town Center Redevelopment Plan. Original documentation including staff reports and project plans are included within the Ciby Council agenda concerning appeal of'this project. Following City Council' consideration, should the Council accept the Planning Commission decision, it would be appropriat~ for the Redevelopment Agency to review and approve this project. Recommendation that the Redevelopment Agency, by adoption of Resolution No. RDA 83-9, approve construction of the proposed office and commercial building subject to the following condition: 1. All overhead utility line~ adjoining the property along the Holt Avenue and Irvine Boulevard frontages shall be placed undergrodnd in conformance with the objectives of the Town Center Redevelopment Plan. RDA 83-9 A RESOLUTION OF THE COMMUNITY REDEVELOPMENT AGENCY OF THE CITY OF TUSTIN, CALIFORNIA, APPROVING DESIGN OF AN OFFICE AND COMMERCIAL BUILDING TO BE CONSTRUCTED AT 18352-I8276 IRVINE BOULEVARD AS APPROVED BY THE PLANNING COMMISSION PURSUANT TO AMENDMENT NO. ! TO USE PERMIT 80-3 THE The Community Redevelopment Agency of the City of Tustin, California does hereby approve the use and design of the proposed building to be constructed at 18352-18376 Irvine Boulevard, based on the following findings: A. The design and proposed use of the project, subject to conditions of approval, are compatible with the goals and objectives of the Town Center Redevelopment Project Plan. B. The architectural and physical design of this Phase II project are compatible and consistent with other architectural styles of buildings within the immediate area, including Phase I. C. That based on the findings, determinations and conditions contained in Planning Commission Resolution No. 2124, the project should be a positive addition to the community PASSED AND ADOPTED at a regular meeting of the Community Redevelopment Agency held on the 19th day of December, 1983.
