The enclosed ordinance will adopt Pre-Zone 83-1. RECOMMENDATION 1. That Ordinance No. 899 have first reading by title only. 2. That Ordinance No. 899 be introduced. EMK:jh 10 11 12 13 14 15 1'6 17 18 19 2O 21 22 23 24 25 26 27 28 ORDINANCE NO. 899 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF TUSTIN, CALIFORNIA, ADOPTING PRE-ZONE 83-1, AUTHORIZING THAT 14452, 14472, 14492 HOLT AVENUE BE ZONED MULTIPLE-FAMILY RESIDENTIAL R-3 {2800) UPON ITS ANNEXATION TO THE CITY OF TUSTIN The City Council of the City of Tustin does hereby ordain as follows: II. I. The City Council finds and determines as follows: A. That a proper application, (Pre-Zone 83-1), has been filed by Richard Pierce requesting zoning designations for property described in Exhibit "A" attached hereto and incorporated herein by this reference upon annexation to the City of Tustin. B. That a public hearing was duly called, noticed and held on said application. C. That R-3 (2800), Multiple-Family Residential, should be granted for the following reasons: 1. The proposed change would be in conformance with the Tustin Area General Plan that authorizes the development of a multiple-family project. 2. The proposed change would be in conformance with Specific Plan No. 6, as amended, and authorizes the development of a multiple-family project of one unit per 2,800 square 'feet. D. Development of subject property shall be in accordance with the policies adopted by the City Council, Uniform Building Codes as administered by the Orange County Fire Marshal; and street improvement requirements as administered by the City Engineer. E. Final development plans shall require the review and approval of the Community Development Director. F. A Negative Declaration has been prepared in conformance with the California'Environmental Quality Act, and is hereby adopted. The City Council hereby adopts Pre-Zone 83-1, authorizing a zoning designation of R-3 (2800), subject to the following conditions: 1. Any project within the subject site shall comply with Specific Plan No. 6, as amended.
