HomeMy WebLinkAboutRDA SHPNG CTR ENTRAN 5-16-83DATE: TO: FROH: SUBJECT: May 16, 1983 Continued from April 18, 19~ REDEVELOPMENT AGENCY No. 4 5-16-83 Inter-Corn Honorable Chairman & Redevelopment Agency Mary Ann Chamberlain, Associate Planner Tusttn Heights Shopping Center Entrance Modification Location: Request: 1096-1140 IrvineBoulevard On April 11, 1983, the Planning Commission directed staff to prepare a report to the Redevelopment Agency requesting that $18,400.00 be allocated in the current fiscal year budget to reconstruct the public improvements, in the Tustin Heights Shopping Center entrance modification. BACKGROUND & DISCUSSION A use permit had previously been approved by the Planning Agency which authorized the revitalization of the Tustin Heights Shopping Center. At that time, the parking lot plan was not considered because staff's concern regarding the modification of the shopping center entrance had not been addressed. On April 11, 1983, the parking lot plan was approved by the Commission and part of that approval was the entrance modification. The City Engineer/ Public Works Director has reviewed this modification and found it to be compatible with the staff concept of improving the entrance/intersection to the shopping center. Mr. Ledendecker further reported that this modification will provide a clearcut signalized intersection of the shopping center entrance in lieu of the existing skewed intersection. Cost of public improvements which include drive apron, sidewalk and relocation of traffic signal is estimated to be $18,400.00. The cost of the on-site improvements is unknown but will be borne entirely by the owner. This improvement is within the Town Center project area of the Tustin Community Redevelopment Agency, therefore redevelopment funds can be utilized in a cooperative effort in obtaining these improvements. Chairman Sharp had previously expressed his concern about this intersection and requested that staff research the possibility of using redevelopment funds to help defray the cost of reconstructing the intersection.
